Open plan extensions on Billericay's larger homes
A big single storey extension across the back of a Billericay semi or detached house creates exactly the kind of floor liquid screed was made for. The room is wide, often opened into the existing kitchen and dining space, and it has to finish at one level with no steps. Poured from a pump, the screed spreads across the whole area and settles flat, reaching SR1 or SR2 without the ridges a hand-laid floor can leave. It shrinks very little, so even a large room needs far fewer joints.
Houses from the late twentieth century are part of that picture too. 38% of homes in the town were built between 1973 and 1999, and an extension on a house of that age typically needs its new floor to meet an existing solid floor at the old back door.
Depth is the next point. Floated over insulation in a home, a pumped screed can be as thin as about 35mm, while sand and cement needs about 65mm. Where a new floor goes over insulation and must match the height of an existing hallway, that difference leaves room for thicker insulation or for heating pipes. If pipes are going in, the underfloor heating screed in Billericay page covers pipe cover and commissioning.
Pumped screeds are made with one of two binders, calcium sulphate or cement. A calcium sulphate floor needs its surface sanded and a specific primer before flooring, which our anhydrite flow screed page explains, while a cement based flowing screed suits areas that may get wet.
Pump, hose and drying on a Billericay job
First question: where can the pump and mixer go? Where there is a driveway, that is usually it, and the hose runs through the side gate or the front door to the extension. Let us know about narrow side passages, gates, steps or a garden that slopes down to the new room, so we bring enough hose and protect the route. If parking outside is restricted, mention that too.
Before we pour in your Billericay extension, edge strip should run round the walls, the membrane over the insulation needs its joints taped, and each doorway needs a dam. We check each item before pouring, and anything that fails the check is put right first.
People can walk across it 24 to 48 hours later. Getting dry is a slower business: allow about a day for each millimetre to 40mm, more per millimetre after that, and hold the flooring back until a moisture reading clears it. Our guide to how long screed takes to dry goes through the numbers in detail.
Homes a few miles away are covered in the same way, including liquid screed in Brentwood.
