Milton Keynes has been growing since it was designated a new town in the 1960s, and it has never really stopped. Its original grid square estates have been joined by large new neighbourhoods on the edges of the city, while the M1 corridor has attracted some of the biggest warehouse and distribution buildings in the country. For a screeding contractor, it is one of the most active places in the South East.
Milton Keynes is about 36 miles from our Slough base. We lay sand and cement screed across London and the Home Counties, including Milton Keynes, for housebuilders, developers, main contractors, homeowners and businesses.
Sand screed for Milton Keynes homes
Much of Milton Keynes' housing dates from the 1970s, 1980s and 1990s, alongside a large and growing stock of new build homes. Common screeding projects in housing like this include:
- New build houses on the city's expansion areas, often with underfloor heating throughout.
- Extensions to the grid square estates' 1970s and 1980s houses.
- Garage conversions needing an insulated floor raised to match the house.
- Renovations in older towns such as Bletchley, Wolverton, Stony Stratford and Newport Pagnell.
A traditional sand and cement screed gives a strong, level base for tiles, laminate, vinyl, carpet and engineered wood. On floating floors, fibres can be added through our fibre reinforced screed to control cracking.
Screed over underfloor heating
Underfloor heating is common in new build homes and extensions. The screed must flow evenly around the pipes to avoid air pockets and deliver consistent heat. We compact sand screed carefully around the system, with the right cover over the pipes, and advise on the heat-up schedule. See underfloor heating screed for more.
Commercial and industrial floors
Milton Keynes has a huge amount of warehousing, distribution and light industrial space, along with offices, retail, schools and public buildings. These floors take heavy traffic, pallet trucks and racking loads, so the screed must be designed and compacted to cope. We lay high strength screeds for busy commercial floors, working to specification and to the main contractor's programme. See commercial screeding for how we work on larger projects.
Getting the preparation right
Before we lay sand screed we check the substrate, insulation, membranes and any heating components. Every layer must be secure, clean and correctly installed to prevent movement, damp, cracking and uneven drying. We can install the whole build-up through our insulation and membranes service.
Levels, drying and finishing
We use levelling bars, straightedges and datum levels to lay the screed precisely across the whole floor. Accurate levels make the floor finish easier and reduce the need for levelling compounds, and help avoid tiles rocking, LVT edges lifting or unevenness under carpet.
Sand screed needs time to cure and dry before flooring goes down. We give clear guidance on drying and moisture checks so follow-on trades can be scheduled without risk. Our screed thickness guide explains the depth rules we work to.
Screeding warehouse and distribution floors
Milton Keynes' warehouses carry pallet trucks, racking and constant traffic, so their floors are designed very differently from a home. The screed must reach a higher strength, be thoroughly compacted, and be finished to a flatness that suits the materials handling equipment and floor finish specified. Joints are planned to line up with the structure and are protected at doorways and dock areas, where damage is most likely. Where build-up height is limited or loads are very high, a bonded screed working together with the slab below is often the right solution. We work to the structural and flooring specification and to the contractor's programme, so the floor is ready when the fit-out team needs it.
