Screeding in Bletchley

Bletchley's floors are mostly post-war, and that decides the screed. From Fenny Stratford and Far Bletchley to Water Eaton, Newton Leys and Denbigh, K & B Screeding pours liquid and anhydrite screed, hand lays sand and cement, covers underfloor heating and brings floors flat for new coverings. Bletchley is about 32.1 miles from our Slough base. With 44% of its homes built between 1945 and 1972, many floors are tired original concrete that now needs replacing.

Which screed suits which Bletchley floor

Bletchley grew before Milton Keynes did. In 1952 the council agreed terms with five London boroughs to take people and businesses from bombed-out sites, and the Lakes Estate in Water Eaton was built with Greater London Council money. Census 2021 counted 45,018 people in the Bletchley built-up area, and overspill-era houses and the estates of the 1970s to 1990s make up much of the housing.

Those houses tend to need three things. Extensions and knock-throughs create a bigger, open ground floor, which is where liquid screed for open-plan floors makes sense. Original concrete floors that have cracked or dropped out of level need digging out and relaying, often with a traditional sand and cement screed that also suits kitchens, utility rooms and wet rooms. And floors that are sound but uneven can often be saved with self levelling compound for new flooring rather than replaced.

The newer districts bring a different job list: heating upgrades and levelling. If you are adding underfloor heating, read our page on screed over underfloor heating in Bletchley before you choose a product, because pipe cover and the heat-up matter more than the brand.

The regeneration of the Lakes Estate is building 183 new homes, a nursery and a community hub after the demolition of Serpentine Court. Where a scheme like that names a screed grade in its specification, calcium sulphate flow screed is the page to read.

Parking, access and timing around Queensway and beyond

Access varies across the town. Semis and detached houses on the estates usually have a drive or a short frontage where the mixer or pump can stand. Terraces and flats are harder: the hose may need to run along a shared path or up a stairwell, and parking bays may need to be kept clear on the day. For a shop or flat around Queensway and the Brunel Shopping Centre, check the loading and parking rules and mention them when you ask for a price.

For timing, the room should be weathertight and any pipework tested before the screed goes in. Plan drying time into the job from the start. A floor you can walk on in a day or two can still be weeks away from being ready for tiles or wood.

Commercial floors are a separate story. Mount Farm and Denbigh are Bletchley's industrial areas, where older warehouse and factory floors are typical candidates for repair, grinding and new toppings. Our concrete floor repair and grinding services deal with those, and a unit being turned into offices or a showroom will usually need its floor levelled as well. Tell us what the floor will carry and what finish is planned, and the price will reflect the preparation it really needs.

FAQs

Screeding in Bletchley: your questions

Do you cover the whole of Bletchley, including Fenny Stratford and Newton Leys?

Yes. We cover every part of Bletchley, including Fenny Stratford, Far Bletchley, Water Eaton, Newton Leys, Redmoor, Eaton Leys and Denbigh West. Postcodes here include MK1, MK2, MK3 and MK17. Measure the rooms, take a few photos and send them over; a written price follows inside 24 hours, fixed and settled with you before anyone lifts a tool.

Should I replace or level the concrete floor in my Bletchley semi?

It depends on its condition. A floor that is solid but uneven can usually be levelled with compound a few millimetres thick. One that has cracked right through, sunk, sounds hollow or lets damp through needs digging out and rebuilding with insulation, a membrane and new screed. We look at it before recommending either.

How long should I leave between screeding and fitting a new kitchen?

You can usually walk on the floor within 24 to 48 hours, and carpenters can often start fitting units soon after if they protect the surface. Floor coverings are different: drying takes roughly a day per millimetre for the first 40mm, so test the moisture before any tiles, vinyl or wood go down.
