For most homeowners, screeding is something you only think about once, when the builder says the floor needs doing before the flooring goes down. It is easy to underestimate. The screed is what your tiles, wood or LVT sit on for the next few decades. If it is uneven, cracked or still wet when the floor goes down, you will see the results every day. K & B Screeding makes sure it is level, sound and dry enough before your flooring goes down.
We screed homes across London and the Home Counties, for homeowners, builders and self builders. We explain the options in plain English, agree a fixed price, and complete the job on the agreed day.
Home projects we screed
- Kitchen and rear extensions. Often with underfloor heating and large format tiles or LVT.
- Whole house renovations. Replacing old, uneven or damaged floors throughout.
- Garage conversions. Raising the floor to match the house and adding insulation.
- Loft and barn conversions. Lightweight, thin screeds where build-up is limited.
- Basements. Screeds over waterproofing and insulation systems.
- Self builds and new builds. Complete ground and upper floors, often over underfloor heating.
- Conservatories and garden rooms. Level, insulated floors ready for flooring.
Which screed is right for my home?
For most extensions and new builds with underfloor heating, a liquid screed is our first recommendation. It is fast to lay, very flat and gives the heating the best possible performance. For smaller rooms, awkward spaces, bathrooms and wet rooms, or where the floor needs to be used quickly, a traditional sand and cement screed is often more practical. If you need your flooring down quickly, a quick drying screed can save weeks.
Our guide to liquid screed vs sand and cement screed compares them side by side.
What to expect on the day
- Before we arrive. We confirm the areas and depth, and agree what needs to be ready, such as insulation, underfloor heating and clear access.
- Preparation. We check the base, fit edge strip and membranes, and set the levels.
- Screeding. The screed is laid and finished. We aim to finish each floor in a single visit, even if that means working a few extra hours.
- Leaving the floor. We tell you when the floor can be walked on, how to ventilate it, and when it will be ready for flooring.
We work tidily, protect your home, and clear up after ourselves. If a job is completed and you are not satisfied, tell us and we will put it right at no extra cost.
How long before my flooring can go down?
This is the question every homeowner asks. It depends on the screed type, the depth and how well the room can be ventilated and heated. A traditional screed can take two to three months to dry fully at 65mm, while liquid and quick drying screeds are much faster. We give you a realistic timeline, and our guide on how long screed takes to dry explains how to check it is ready.
What affects the price
The price depends on the floor area, the depth, the screed type, access, and whether we are also installing insulation or membranes. We give a fixed quotation within 24 hours, and the price we agree is the price you pay. Our guide to floor screeding costs explains what affects the price in more detail.
Preparing your home for screed day
A few simple steps help the day run smoothly:
- Clear the room of furniture, stored items and anything on the floor.
- Make sure underfloor heating is finished and pressure tested by your heating engineer.
- Keep a clear route from the road to the room for the hose or materials.
- Have water and power available close to the working area.
- Close off the room after we leave, and keep children and pets off the floor until we say it is ready.
