Our services

Commercial Floor Screeding Across London & the South East

Commercial screeding is laying screeds to a written specification and a fixed programme in offices, shops, schools, warehouses and apartment schemes. We work with main contractors, developers and fit-out contractors, supply risk assessments and method statements, and choose liquid, high strength, bonded or quick drying screed to suit the floor and the programme.

Commercial screeding is a different job from domestic work. Areas are larger, specifications are tighter, programmes are fixed, and the screed has to be ready for other trades on a date that everyone is relying on. A floor that is late, out of tolerance or failing its moisture test holds up the whole project. K & B Screeding lays commercial screeds to specification and to programme, so the floor is ready when the next trade needs it.

We work with main contractors, developers, fit-out contractors and business owners across London and the South East. We supply risk assessments and method statements before starting, and we plan every commercial job around the wider programme, not just our own part of it.

Commercial sectors we work in

  • Residential developments. Apartment blocks, communal areas and multi-plot housing schemes.
  • Offices. New builds, refurbishments and Category A and B fit-outs.
  • Retail and leisure. Shops, showrooms, restaurants, gyms and hospitality venues.
  • Education. Schools, colleges and nurseries, often during holiday periods.
  • Industrial and storage. Warehouses, workshops, plant rooms and light industrial units.
  • Healthcare and care. Clinics, surgeries and care homes, where flatness and hygiene matter.

Working to specification

Commercial floors are specified precisely, and we work to the specification rather than around it. That includes the screed type and strength, thickness, surface regularity class, the position of movement joints, and the drying and testing regime before floor finishes go down. Where the specification is unclear or we think a different approach would perform better, we raise it before we start, not after.

Planning around the programme

  • Sequencing. We agree when each area will be ready for us and when we will hand it back.
  • Phasing. Large floors are split into manageable pours, with day joints planned in sensible positions.
  • Access. Pump positions, hose routes and material deliveries are planned with the site team.
  • Drying. We advise on ventilation and heating so the screed dries in time for follow-on trades.
  • Live buildings. For occupied premises we work in phases, out of hours or at weekends where needed.

Quality and handover

We check levels as we go, record the areas completed, and hand floors back clean and protected. For floors receiving moisture sensitive finishes, we advise on testing so the flooring contractor can proceed with confidence. Our guide on screed thickness explains the depth and tolerance rules we work to.

What we need before we start

To keep a commercial pour running smoothly, we agree a few things with the site team in advance:

  • Drawings and specification showing screed type, depths, levels and joint positions.
  • A clear, weathertight area, with walls and windows in so the screed can cure properly.
  • Completed services such as underfloor heating, pipework and conduits, tested and fixed.
  • Access for the pump or mixer, material deliveries and hose routes.
  • Water and power close to the working area.
  • Site induction and any site specific rules.

Documentation we provide

We supply the paperwork main contractors expect before starting on site, including risk assessments and method statements for the work, and details of our health and safety management. On completion we can confirm the areas laid, the screed type and depth, and our recommendations for drying and testing before floor finishes.

Working alongside other trades

Screeding sits in the middle of the build sequence, after the structure, services and heating and before the flooring, joinery and decoration. We coordinate with the trades either side of us: confirming with heating engineers that pipes are fixed and tested, with the site team that walls and windows are in so the building is weathertight, and with the flooring contractor on the moisture and flatness their finish requires. That coordination is what keeps the floor off the critical path.

FAQs

Commercial Screeding FAQs

Do you work for main contractors?

Yes. Much of our commercial work is as a subcontractor to main contractors and developers. We work to your programme, specification and site rules.

Can you screed large floor areas quickly?

Yes. Liquid screed allows several hundred square metres to be poured and levelled in a day on a well prepared site, and traditional screeds are laid in planned phases.

What surface regularity can you achieve?

We work to the class specified. SR2 is the normal standard for most commercial floors, and SR1 is achievable, particularly with liquid screed or a levelling compound finish.

What health and safety paperwork do you provide?

We provide risk assessments and method statements for the work before we start on site, attend your site induction, and follow your site rules. Ask us for anything else your pre-start checklist needs.

Can you work out of hours?

Yes. For occupied buildings, retail units and schools we can work evenings, weekends or holiday periods to avoid disruption.
