We lay floor screeds across London and the Home Counties from our base in Slough. Slough, just west of the M25, puts West London within easy reach along the M4 and A40, and we cover the boroughs for homeowners, builders, developers and main contractors. We describe ourselves as high quality screeding in London and around, and that is exactly what we deliver.
Screeding in London has its own challenges. Parking is limited, access can be tight, buildings are old and full of surprises, and programmes are rarely generous. We have built our way of working around those realities.
Screeding for London homes
The capital's housing stock throws up the same types of residential screeding project again and again:
- Kitchen and rear extensions on Victorian and Edwardian terraces, very often with underfloor heating and large format tiles.
- Basement conversions and lowered floors, where screed goes over waterproofing, insulation and heating.
- Whole house renovations, replacing old, uneven and damaged floors throughout.
- Side return and wraparound extensions, joining new floors to old at exactly the right level.
- Loft conversions, where lightweight, thin screeds keep build-up and weight down.
- New build flats and houses, from single plots to whole developments.
For extensions and basements with underfloor heating, liquid screed is usually our first recommendation. It flows fully around the pipes and gives the flat finish that modern flooring needs. Our underfloor heating screed page explains why it performs so well.
Getting screed into London properties
Access is a common question for London properties, and it is usually easier than people expect.
Liquid screed is pumped through a hose, so the pump or mixer truck can stay on the road while the hose runs through the house, down a side passage or over a garden to the extension at the back. We plan the route in advance, protect floors along it, and arrange parking suspensions where the local council requires them.
Sand and cement screed can be mixed close to the work where space allows, or pumped for larger areas. For small rooms and upper floors it is often the simpler option.
We plan deliveries around restricted streets, school runs and controlled parking zones, and we tell you in advance exactly what we need on the day.
Old buildings and uneven floors
London's older houses rarely have floors that are level, square or dry. Before we screed a renovation we check the base carefully. We look for old floors without a damp proof membrane, uneven slabs, and levels that must match existing floors in the rest of the house. Where a new floor meets an old one, we set our levels so there is no step once the flooring is down. Our floor preparation service deals with old adhesive, coatings and weak surfaces before any new screed goes on.
Commercial screeding in London
We also work on offices, shops, restaurants, communal areas and new apartment schemes across London, as a subcontractor to main contractors and fit-out companies or directly for business owners. We supply risk assessments and method statements, and we plan every commercial job around the wider programme. See commercial screeding.

Screeding prices in London
Published 2026 UK figures put sand and cement screed at about £18 to £25 per m² and liquid screed at about £24 to £31 per m², supplied and laid (MyJobQuote, August 2026). MyJobQuote does not say whether these figures include VAT. Depth, access and preparation move the figure either way, so your price is fixed in writing within 24 hours of hearing about the floor.
