Preparing unit floors at Hainault Business Park
With more than 150 firms on an estate dating from the early 1950s, Hainault Business Park has floors that may have seen decades of use and several occupiers. Each change can leave something behind: line markings and floor paint, carpet tile adhesive in an office corner, raised lips where slab bays have settled differently and the dusty laitance of an old pour. Any new layer put over those bonds to the contamination, not the concrete.
Diamond grinding removes them. The machine's rotating heads cut the top of the slab away in thin layers, taking off coatings, ridges and trowel marks until clean concrete shows. On Southend Road Business Park or any other unit, the ground surface is then ready for primer and latex over the ground slab, levelling compound or a new screed.
Grinding is a preparation trade, so we stop once the floor is clean and sound. Resin and polished concrete finishes are not part of our work; if a unit is getting a resin coating, that installer works on the surface we leave. Grinding machines and diamonds are not something we sell or hire out either.
Silica is the safety issue. Concrete and screed both contain it, and cutting them creates respirable crystalline silica dust. We grind only with extraction attached, screen off offices and stock in the rest of the unit, and keep dust away from neighbouring firms.
Where coatings are thick or the area is very large, shot blasting or scarifying can be quicker; our page on floor preparation, including shot blasting explains when.
Extensions, garages and old adhesive in Redbridge homes
Only 4% of Redbridge homes were built in 2015 or later, so floors needing grinding mostly belong to existing houses and flats. Three situations are typical.
An extension slab rarely meets the original floor at exactly the same height. If the new concrete stands proud at the join, grinding takes that edge down, and compound feathers the low side into one surface.
When old carpet or vinyl is lifted, black adhesive is often left stuck to the concrete. New adhesive or compound will not bond to it reliably, and grinding removes it where scraping cannot.
Garages turned into rooms often have painted or oil stained floors and a rough tamped finish. Grinding cleans them up before insulation and screed go on.
A ground floor is not automatically a flat floor. Grinding only removes local high spots, so a room that slopes across its width still needs levelling or a new screed once the peaks are off. On a screed we also check the depth first, because grinding too far can leave it below its minimum thickness, and a cracked or hollow base needs repairs to a damaged slab before anything else.
