Concrete Floor Grinding Contractors in Havering

Across Havering, our own team grinds concrete slabs and screeds with diamond heads and dust extraction, taking off high spots, ridges, laitance, old adhesive and floor paint so the next layer bonds to a clean, sound surface. Homes and business premises both need it. In Rainham, SEGRO Park opens the East Plus scheme with new industrial units, and those, like the older units on industrial land by the A12 at Harold Hill, need floors prepared before a new finish.

Grinding unit and shop floors from Rainham to Romford

A grinder works by spinning diamond segments against the floor, which shave the surface of a slab or screed off in very thin passes. It is a controlled way of removing what should not be there: trowel marks, ridges, the lip where one concrete bay finishes slightly higher than the next, a weak dusty skin of laitance, old adhesive and thin coatings such as floor paint. What is left is clean, open concrete that compound, screed or adhesive can key into.

On industrial space, the reason is usually the next layer. A fresh unit at SEGRO Park Rainham may have a slab that is sound but has a smooth, weak surface or a few raised joints, and whoever lays the finish wants it opened up first. Where a tenant has specified resin, we grind and leave the floor ready for the resin installer; laying resin or polishing concrete is not something we do.

Shop refits in Romford, the borough's main town and shopping centre, bring a different problem. Lift a worn floor in a retail unit and the slab underneath often carries patches of glue, paint around old fixtures and a raised strip where a counter was bedded. Grinding takes those back so a levelling compound for Havering floors can follow and finish the job to the flatness the new covering needs.

For very large areas or thick coatings, shot blasting or scarifying can be quicker than grinding, and our floor preparation service explains those options. We are a contracting team, so we bring and run our own machines; grinders and diamond tooling are not something we sell or hire.

Extension joins and garages in Hornchurch and Elm Park

Hornchurch and Elm Park have plenty of semis from the inter-war and post-war years, and a rear extension on one of those leaves two slabs side by side, built decades apart. They seldom meet at exactly the same height. Grinding down the higher edge removes the lip, and a thin compound then blends the join so flooring runs straight across.

Garages are another common reason. An old garage slab may carry oil stains and a coat of floor paint, and neither gives a new screed or compound anything to stick to. Grinding cuts back to clean concrete before the conversion floor goes on, a process covered in our garage conversion floor guide.

Be clear about the limits. Grinding removes local high spots; it cannot correct a floor that slopes or sags across the whole room. That needs high spots ground, then compound or a new screed. Cutting too deep into a screed also risks leaving it thinner than its minimum depth, so we measure as we go.

Dust is the part that needs most care. Concrete, screed and tiles all contain silica, and grinding produces fine respirable silica dust. We only grind with extraction connected, sheet off doorways, and protect the rooms beside the work, which matters when people are still living in the house.

FAQs

Concrete Floor Grinding in Havering: your questions

Does grinding a concrete floor make a lot of dust?

Grinding without extraction would, and that dust contains silica, which is harmful to breathe. Every grinder we run is connected to a dust extractor, and we sheet doorways and cover anything nearby. In a lived-in Havering house that keeps the rest of the home usable while one room is prepared. A light clean afterwards is normally all that is left.

Can grinding level a sloping garage floor in Havering?

No. Grinding takes off bumps, ridges and coatings, but a garage slab that falls towards the door across its full length stays sloping however long you grind. The usual fix is to grind the slab clean, then build it up with insulation, a membrane and screed so the new room meets the house floor. Pumped liquid screed in Havering can suit that build-up.

Do you hire out floor grinders in Havering?

No. We are a contractor, so our team brings its own grinders and extraction and does the work. Machines and diamond tooling are not for sale or hire from us. If you need a floor in Havering ground before resin, we prepare it and the resin installer takes over. For the same service a few miles away, see concrete floor grinding in Barking and Dagenham.
