Which screed fits which part of Havering
Census 2021 counted 262,052 people in the London Borough of Havering, and 41% of its homes are semi-detached. That tells you a lot about the floors. A semi from the inter-war or early post-war years usually has a solid concrete ground floor with little or no insulation, and the typical project is a rear extension or a whole ground floor upgrade.
In Hornchurch and Elm Park, where semis of that kind are common, an open-plan extension suits pumped liquid screed for Havering extensions, which flows level across a wide room. If pipes are going in at the same time, the depth over them and the heat-up schedule are covered on our page about screed over underfloor heating.
Harold Hill is different again. The London County Council built it between 1948 and 1958, 7,631 homes in all, mostly brick terraces. When one of those terraces has its tired ground floor broken out and rebuilt a room at a time, screed mixed on site and laid by hand usually suits the work better than a pumped pour.
Early garden suburbs came with the railways at Gidea Park, Emerson Park and Upminster. Gidea Park began as an exhibition of 159 houses by more than 100 architects, so floors there vary from one house to the next and need a closer look before anyone names a product.
In the south, Rainham and Beam Park sit in the Thames Gateway, where a joint venture with Notting Hill Genesis is building over 1,000 homes and the Beam Park scheme uses modern liquid screeds. A floor that is solid but dips under a straightedge may need nothing more than a skim of levelling compound before the new covering goes down.

Timing the pour on a Romford or Upminster build
On a Romford or Upminster extension, the floor lands partway through the programme. Before we pour, the glazing and outside doors need to be in, and the plasterer should have finished the wet work so nothing drops onto the new surface. Underfloor heating pipes, where there are any, go down and pass their pressure test first. Then the floor has to dry, so set the flooring fitter's date around that drying time rather than ahead of it.
Access is the second thing to sort out. For a pumped pour, the mixer and pump need a parking spot within reach of the room by hose. Off-street parking makes that quick. If your Harold Hill terrace has permit bays out front or only a shared rear alley, it takes more working out, so mention any parking limits when you send the details.
Industrial and business units are priced on their own terms. SEGRO Park Rainham is the first phase of the East Plus scheme, and there is older industrial land near the A12 at Harold Hill. When a unit there changes hands, its floor may want patching, grinding back or a fresh wearing layer, all handled through our screeding for business premises.
