Two kinds of Newham floor, and the screed each needs
Split Newham's housing roughly in half and you get two quite different kinds of floor. The borough was formed from West Ham and East Ham in 1965, and it has both older terraced streets and the newer towers of Stratford, Canning Town and the Royal Docks. Much of the recent growth follows the 2012 Olympics, whose park and East Village sit mostly in Newham, and the Royal Docks, granted enterprise zone status in 2011.
In an older terrace, floor work usually starts when an extension goes on or the ground floor is refitted. Lift the boards or break out a tired slab and there is often no damp proof membrane underneath. The new floor is built up with a membrane and insulation, then finished to meet the existing levels at every threshold. A poky back room, a step down into the kitchen or a new shower corner are all easier with a hand packed sand and cement floor.
In the towers the job changes completely. Floating screed goes over heating pipes and acoustic mats, often pumped several storeys up, and fit out programmes want the floor ready quickly. Up there the answer is liquid screed pumped up from street level. If the developer's drawing calls for a set calcium sulphate grade, our separate anhydrite page explains what each grade means and how the floor is sanded and checked for moisture.
Heated floors in either kind of building need correct cover over the pipes and a slow first warm up, set out on our underfloor heating screed page for Newham. If an old floor is solid and simply out of true, a skim of levelling compound under the new finish may be all it takes.

Pump access, programme and commercial floors in Newham
A pour sits between other trades, so its date depends on them. Before we arrive, the roof and windows should be on, the plasterers' wet work done, and any heating loops fitted and holding pressure. How long the floor then needs to dry comes down to its depth and the screed used, which is why it pays to fix the screed date first and book your floor fitter around it.
Access needs the same planning, because Newham's terraced streets leave little room for a lorry. A pumped floor means finding space on the street for the mixer lorry and pump, within hose reach of your front door. If your street in Plaistow, Upton Park or Manor Park has parking controls, a bay suspension or an early start may be needed, so mention it when you ask for a price. On a tower site the main contractor's logistics plan decides where the pump stands and how the hose reaches the right floor.
Newham also has large commercial floors. Westfield Stratford City, ExCeL London and London City Airport, along with the enterprise zone around Royal Albert Dock, all create demand for large area and high strength floors, and Beckton has been a commercial hub since the DLR arrived in 1994. New wearing screeds and unit refits in those settings come under our commercial screeding work, priced from the drawings and the programme.
