Choosing a screed across Barking, Dagenham and Chadwell Heath
The borough is three towns, Barking, Dagenham and Chadwell Heath, and Census 2021 counted 218,869 people living in it. Homes built between 1919 and 1944 make up 50% of the stock, and the London County Council's Becontree estate shaped the borough more than anything else.
Becontree's cottage-style terraces are the main renovation job here. Families are adding rear extensions and knocking through kitchens, and many of the original floors are uneven or were laid without a proper damp proof membrane. Replacing a floor like that means digging it out and laying insulation, a membrane and a new screed. Where the house is a warren of small rooms and a narrow hall, a traditional floor mixed and laid by hand tends to be easier. In a wide new extension, pumped liquid screed for Becontree extensions covers the floor in one visit.
Heated kitchens and family rooms are a separate question, answered on our underfloor heating screed page.
On the riverside, the picture is new build. Barking Riverside, on the former Barking Power Station land, has revised consent for up to 20,000 homes, and its flats need liquid screed over underfloor heating with acoustic layers between floors. Riverside drawings that specify CA grades are decoded on our anhydrite page for the borough.
Where a floor is sound but just uneven, levelling compound is quicker than a new screed, and we lay that too.

Parking, access and timing in Barking and Dagenham
Much of the borough is terraced streets, so parking is the first thing to plan. On pumped jobs the lorry waits out on the street while the hose goes in through the front door or down the side passage to the room. Tell us about parking restrictions, permits and the route from kerb to room when you ask for a price, and a photo of the front of the house helps.
On a flat block, the question is floor level and hose route. A pump can reach upper storeys through a stairwell or a window, but the site team needs to agree where the lorry stands.
Timing depends on the build. The room should be weathertight, plastered and, if heated, have its pipes pressure tested before the pour. Then the screed needs to dry before flooring. Your flooring fitter's date should follow from that.
Postcodes here include IG11, RM9, RM8, RM6, RM10 and RM5, and we cover the whole borough, including Becontree Heath, Marks Gate, Creekmouth and Barking Wharf Square.
Commercial floors are their own trade. The River Road Employment Area in south-west Barking is a Strategic Industrial Location, and studio and warehouse floors there need to be very flat. Our high strength screed service covers heavier duty floors.
