Liquid Screed in Barking and Dagenham

K & B pumps liquid screed across Barking and Dagenham, into rear extensions, knocked-through kitchens and new build flats. The mix finds its own level, sets dense and flat, and you can usually step on it 24 to 48 hours later. Height is often the challenge. Purpose-built flats make up a large share of the borough's homes, and at Barking Riverside new blocks are going up in number, so the pump often has to reach well above ground floor.

Pumping to upper floors at Barking Riverside

Purpose-built flats account for 28% of the borough's homes, and new building is now concentrated along the riverside. Barking Riverside first gained consent for 10,800 homes and is served by the Overground extension that opened in 2022. The flats going up there are designed with underfloor heating under a liquid screed and acoustic layers separating each home from the next.

On a block, the mixer and pump stand at ground level and the hose is run up to the working floor. That route has to be agreed with the site team in advance: where the lorry stands, how the hose rises and where it enters the flat. A pump can deliver a whole flat floor in one visit, which suits a programme working plot by plot. Several flats on the same level can often be poured in sequence on the same day, keeping the trades behind moving.

The screed floats on the acoustic layer or insulation, so the edge strip and membrane must be in place and sealed first, or the screed can leak through and bridge the sound layer. Our team checks the build-up before each pour.

Liquid screed is made either from calcium sulphate or from cement. Specifications on apartment schemes often name a calcium sulphate grade, which is covered on the anhydrite flow screed for Barking Riverside page. Where the pump is the main question rather than the screed, our screed pumping service explains the equipment.

Liquid screed for Becontree extensions

On a Becontree cottage-style terrace, the typical project is a rear extension joined to a knocked-through kitchen. That creates a wide, open floor running from the old house into the new room, which is where liquid screed makes sense. It self-levels to SR1 or SR2 surface regularity and has far fewer joints than a hand-laid floor.

Over insulation in a terraced house, the screed itself can be as thin as roughly 35mm. Where heating pipes run underneath, they need 25mm or more on top, taking the floor to roughly 45 to 50mm. Because the extension floor normally finishes flush with the old kitchen, settle the depth with your builder early on.

With a Becontree terrace, the route from street to back room is worked out before the day. Our lorry stays at the kerb, and the hose goes through the hall or down the passage at the side. Tell us about permits or restrictions when you ask for a price.

A pumped floor in an extension like this sits between £24 and £31 a square metre on published UK rates for 2026. Heated extensions are covered on the underfloor heating screed page, and for a project in Newham, see liquid screed in Newham.

FAQs

Liquid Screed in Barking and Dagenham: your questions

Can liquid screed be pumped up to a flat on an upper floor?

Yes. The pump sits at ground level and the hose runs up a stairwell, core or window to the flat. On a Barking Riverside block, the route and lorry position are agreed with the site team beforehand. Once the hose is in place, an upper floor pours the same way as a ground floor.

How long after pouring liquid screed can I walk on it?

Light foot traffic is normally fine a day or two after pouring, 24 to 48 hours. The floor is not dry at that point, so heavy loads and floor coverings must wait. Expect around a day for every mm up to 40mm and longer after that, with a hygrometer reading to confirm it has dried.

Is liquid screed worth it for a small Becontree kitchen extension?

Often, yes, especially if the extension joins a knocked-through kitchen and the whole floor is being redone in one go. A single pour gives a flat, continuous floor. For a very small room or a floor laid to falls, hand-laid sand and cement may be more practical, and we will recommend whichever fits.
