Liquid screed on Isle of Dogs and Blackwall floors
In Tower Hamlets, 22% of homes date from 2015 or later, much of it in tall blocks. Apartment floors in towers are normally floating screeds: the screed sits on acoustic insulation rather than bonding to the slab, which helps keep footfall noise from the flat below.
For flats, floating liquid screed can go down from about 35mm, and offices or other commercial floors from about 40mm. It levels itself as it is poured, so SR1 or SR2 flatness is readily achievable. That matters in modern flats, where LVT, large porcelain tiles and engineered wood leave no room for dips. Low shrinkage means a long open-plan living and kitchen area can be poured with few joints, and the screed flows fully around heating pipes with no voids, so the room warms up quickly and evenly.
The building's specification and the use of each room decide between a calcium sulphate and a cement based mix. Where the drawings name a specific grade, the calcium sulphate specification page explains what that involves after the pour. If you are still weighing up methods, read liquid or sand and cement: the comparison.
On a single flat refurbishment the same benefits apply at a smaller scale: one visit, a flat floor and other trades back in within a couple of days, with no wet barrow loads carried through the lobby.
Getting the pump hose up a Tower Hamlets block
The mixer and pump stay at ground level, usually in a loading bay or a suspended parking space, and the screed travels through a hose. In a tall block the route matters: up the stair core, through a riser or in through an opening on the right floor. Every building is different, so we look at the route before we price.
The managing agent is part of the plan. Expect to arrange a permit, protect the lift and common areas, and work within set hours. Tell us what the building requires and the programme will allow for it.
Pumping is part of the cost of the job. On published trade figures, a day's pump hire comes to £300 to £600, so one small room in a single flat can end up dearer per m² than an entire floor of a block. Our screed pumping is included with every pour, but we don't hire out a pump or any machine by itself.
The same service runs over the borough boundary, so a project split between two sites is simple to plan. See liquid screed in Newham for the neighbouring borough.
