Kidbrooke, Royal Arsenal and Peninsula: liquid screed at scale
Three large schemes are adding new housing across the borough: Kidbrooke Village, where Berkeley and the council are building more than 4,800 homes, the Royal Arsenal in Woolwich and Greenwich Peninsula. These rely on liquid screeds over heating pipes, with acoustic floating floors between flats.
The reason is practical. A pump covers a large floor area in a day, and a self-levelling screed reaches SR1 or SR2 flatness without hand finishing. It shrinks little, so there are far fewer joints to plan around than with a traditional screed.
Depth follows the build-up. In a home, a floating liquid screed over insulation usually starts from about 35mm, and commercial floors from about 40mm. Over heating pipes there must be at least 25mm of cover. The screed sits on an acoustic or insulation layer, so the edge strip and membrane have to be continuous; any gap lets the screed touch the structure and carry sound.
Liquid screeds come in two broad families, calcium sulphate and cement based, and the specification usually decides which. If yours names a CA grade, see our anhydrite flow screed page for Greenwich for what that means once the floor is down.
Smaller homes benefit in the same way. An extension on an inter-war semi around Eltham or New Eltham is usually one large room, and a pumped screed covers it in a single visit with a flat finish ready for tiles or LVT.
Getting a screed pump into Greenwich streets and blocks
The lorry, pump and mixer have to stop within reach of the building, and the hose goes from there to the room. On a semi with a drive, that is simple. In a block of flats, we need the loading point, the lift or stair route, the floor level and any rules on working hours from the managing agent. A hose can climb several floors, but the route must be clear and protected.
Where the street has permit parking or a red route, a bay suspension may be needed. Send photos of the frontage and tell us about access when you request a price, so the pour is planned properly.
Walkable is not the same as dry. Drying runs at about a day per millimetre for the first 40mm and slower beyond it. Calcium sulphate floors can be force dried with the heating from about 7 days, which is covered on our underfloor heating screed in Greenwich page. For pump-only work on a larger build, see our screed pumping service. We do not hire out pumps or machines.
