Screed for Underfloor Heating in Tower Hamlets

Across Tower Hamlets we pour the screed that covers wet underfloor heating pipes, using either a liquid mix or hand-laid sand and cement depending on the pipework and how much depth the flat allows. Pipe runs are your own heating engineer's work, put in and pressure checked ahead of our crew turning up at the block. A quarter of the borough's homes, 25%, were built between 2000 and 2014, and tower fit outs typically pair heating with pumped liquid screed, so pipe cover and commissioning matter on almost every floor.

Pipe cover and depth in Isle of Dogs apartments

Tower fit outs on the Isle of Dogs, at Blackwall and in Limehouse need pumped liquid screeds, acoustic insulation and underfloor heating, often at height. The build-up is the same from floor to floor: slab, acoustic insulation, heating pipes, then screed. Getting the depth right over the pipes is what makes the system warm evenly and keeps the floor strong.

On a tower floor, liquid screed needs 25mm minimum above the pipework, so the layer finishes near 45 to 50mm in depth, and sand and cement would call for roughly 45mm of cover. In an apartment the whole build-up has to match door thresholds, lift lobbies and the levels set by the architect, so the thinner liquid screed for Tower Hamlets flats is the usual choice.

No air can be left trapped around the pipes. Liquid screed flows around them as it is poured. An edge strip around every wall lets the screed expand as it heats, and the insulation below stops heat escaping into the flat underneath. Insulation, membrane and perimeter strip are all checked before the pour, and gaps can be filled by our insulation and membrane team.

Once the screed is finished and dry, its surface is level enough to take LVT, engineered wood or tiles laid directly on top of it in the flat. Fitting the heating pipes is not part of K & B's work; covering them is.

Switching the heating on in Blackwall and Limehouse flats

Bring a new heated floor up to temperature gently. A calcium sulphate pour can normally have its heat turned on roughly 7 days after it is laid, but sand and cement stays cold for 21 days as the shortest wait. The heating is then commissioned gradually: a low flow temperature at first, raised in small steps with pauses, until it reaches working temperature. Turning it up full on day one is how a new floor cracks.

We leave written heat-up guidance, so the heating engineer, the flooring fitter and whoever owns the flat are working to the same timetable. The heat helps the screed dry, but flooring still waits for a moisture test. For the full timings, read our explainer on drying times.

Refurbishments are the other case. The 1980s and 1990s Docklands homes around Millwall and Cubitt Town are due for refurbishment, and if a refit adds heating, the floor height available becomes the limit. Budget £20 to £35 per m² for liquid screed on heated floors, going by published trade prices. For heated floors across the river, see underfloor heating screed in Greenwich.

FAQs

Underfloor Heating Screed in Tower Hamlets: your questions

Can underfloor heating be added when refurbishing a Millwall flat?

Often, if the height is there. Insulation, pipes and a liquid screed at least 25mm deep over them all have to fit beneath the door thresholds already in the flat. If the old screed can come up, there is usually room. We measure the depth available on the survey and tell you honestly whether it works.

What heat-up schedule does a new heated screed need?

Give calcium sulphate about 7 days, or sand and cement a minimum of 21. After that, run the heating cool to begin with and step the flow temperature up a little at a time over several days, pausing at each level. We hand over the schedule in writing so everyone working in the flat follows the same plan.

Who is responsible for the heating pipes under the screed?

Your heating engineer. We don't fit heating systems. The pipes and manifold need to be in and pressure tested before our pour, and ideally held under pressure while we pour. Once we have looked over the insulation, membrane and perimeter strip, we put down the screed at the correct depth over the pipes.
