Fitting heating into a Walthamstow terrace floor
Adding underfloor heating to an Edwardian terrace in Walthamstow or Leyton normally goes hand in hand with digging out the old ground floor. That is good news for the heating, because it creates the depth for insulation under the pipes, which stops heat disappearing into the ground.
The screed above the pipes is where the numbers get tight. With liquid screed, the pipes want a minimum of 25mm on top, giving a floor of 45 to 50mm overall. A traditional hand-packed screed would need nearer 45mm over the same pipes. That difference is often what decides the product in an older house: a thinner liquid screed over the pipes can save 20mm or more, which may be the difference between a level threshold and a step.
Because a liquid mix wraps the pipes completely and leaves no voids, heat moves evenly through the floor and the room comes up to temperature sooner. Sand and cement can do a good job too, but it has to be compacted carefully around the pipe runs.
Before pouring we inspect the insulation, membrane and perimeter edge strip, since that strip is what gives the warm screed room to expand. If any of these are missing we can supply them; see insulation and membranes. Ask your heating engineer to pressure test the circuit and keep it pressurised while we pour, so any leak gives itself away before it is buried.
New flats at Blackhorse Lane and Walthamstow Stadium
15% of Waltham Forest's homes were built since 2000, and some of that new building is easy to spot. The former Walthamstow Stadium has become 292 homes behind its listed facade, and plans at Blackhorse Lane, around Uplands Business Park, propose up to 1,800 homes.
Newer blocks in these areas use liquid screed over underfloor heating, kept thin so rooms keep their ceiling height. The heating output is designed around the screed, so the specified depth and product should be followed exactly, not changed on site to save time or material.
Commissioning is where heated floors are most often spoiled. Calcium sulphate will usually let the system run low from roughly day 7, but a sand and cement floor gets no warmth before day 21. Either way, the temperature is raised gradually, held, then brought down before flooring. For typical timings, see our drying times guide.
Published 2026 pricing for liquid screed over pipes starts at £20 and can reach £35 for each square metre. If the house is over the border, our heated screed page for Hackney covers that borough.
