Screeding over heating pipes in Winchmore Hill and Southgate
In a heated floor the screed does the real work, carrying warmth up from the pipes to whatever you walk on. Each pipe run has to be fully encased, without trapped air, under enough depth to even out the warmth and stay uncracked.
Pipe cover is where the two products part company. With a pumped liquid floor the rule is 25mm minimum over the pipe tops, giving 45 to 50mm overall as a rule. Lay it by hand in sand and cement and the cover alone grows to about 45mm. In an older Enfield house that gap often settles the choice, where the new floor has to meet an existing hallway, a back door or a step into the garden.
In the inter-war houses of Winchmore Hill, Southgate and nearby streets, a rear extension or a full ground floor renovation is the usual moment to add heating. Taking the old floor out gives the depth for insulation, pipe and screed, so the finished level stays where it was. In an extension, liquid screed for open-plan floors usually suits because it flows under and around the pipes by itself.
Your installer clips the pipes down and pressure tests them, and the insulation and edge strip go in, all before our pump arrives. We check that the build-up matches the heights, and supply or correct the insulation and membranes under the screed if needed.
On 2026 published UK rates, liquid screed poured over heating pipes costs £20 to £35 per m², with area and depth setting where a job falls.
First firing a heated floor in an Enfield home
A freshly poured heated floor in a Southgate extension still has to wait before anyone touches the thermostat. For a calcium sulphate pour the wait is usually about 7 days; for sand and cement it is 21 days as a minimum.
Start low and rise slowly. Commissioning means running the water at a gentle temperature and increasing it step by step over several days, then holding it, rather than switching the thermostat to full. That controlled heat-up drives moisture out and lets the screed settle without cracking. We hand over written guidance on the pour day, and your installer runs the system.
Heated floors are not limited to houses. With 38% of Enfield's homes being flats, a heated floor may sit one or more storeys up, where the build-up has to respect the height at the front door and the sound between floors, which is where an acoustic layer under the screed comes in.
Garden rooms and outbuildings can take the same build-up, provided the base slab is sound and insulated. Once the floor is dry, flatness matters for tiles and LVT; small high spots and dips can be dealt with using levelling compound before flooring. The how long screed takes to dry guide helps with setting the flooring date.
