Liquid screed for new blocks in Ilford town centre
Only 12% of Redbridge homes were built since 2000, and the Elizabeth line has now drawn new flats to Ilford town centre. Blocks like those need liquid screed laid over acoustic separating floors, and a pumped pour is the practical way to cover each storey quickly.
The screed comes from the mixer as a fluid and runs through a hose to the floor being laid. It does not have to be carried or barrowed, so a fourth floor is little harder than a ground floor. Once in place it levels itself, and working it with a dipping bar brings it to SR1 or SR2 readily. Put a 2m straightedge on the result and the gap underneath stays within 3mm or 5mm, so the flooring fitter has little to correct.
In a flat or house the floating layer begins at roughly 35mm; shops and offices start nearer 40mm. Heating loops need a minimum of 25mm on top, which brings the whole floor to something like 45 to 50mm. The binder in a pumped screed is either calcium sulphate or cement, and the page on anhydrite grades and laitance covers how the calcium sulphate kind is specified.
Low shrinkage means fewer joints, and one crew can pour a large floor in a day. It still has to dry before flooring, though, and that takes about one day for each of the first 40 millimetres, with anything deeper going more slowly.
Pumping liquid screed into Redbridge house extensions
Across Redbridge, 25% of homes are purpose-built flats, but most of the rest are houses, and their extensions are well suited to liquid screed. A rear extension or a kitchen opened into the garden makes one large floor, and a single pour covers it with no joints in the middle of the room.
In Gants Hill, Newbury Park or anywhere else in the borough, the pump sits on the road outside, with its hose led through the hall or down a side path to the back of the house. Dust sheets and floor protection go down along the route. If your road has permit parking or the house has no side access, mention it when you ask for a price so the pump position can be planned.
The base must be sealed before the pour: a taped membrane, edge strip round the walls and dams at doorways, or the fluid finds its way out. Where a job is small, a step down or a wet area, sand and cement for smaller rooms may be the better choice. The same pump and pour approach applies next door in Waltham Forest liquid screed.
