Floor Levelling and Self Levelling Screed in Redbridge

We level floors across Redbridge with self levelling compound, making worn screeds and slabs flat enough for LVT, vinyl, large tiles and engineered wood. Commercial floor space adds plenty of work: Hainault Business Park holds more than 150 firms, and with Southend Road Business Park, Ilford town centre and The Exchange it means unit and shop refits, each needing a flat, primed floor.

Refit floors at Hainault Business Park and The Exchange

Hainault Business Park was laid out in the early 1950s, and it is one of the borough's Strategic Industrial Locations alongside Southend Road Business Park. In any older unit, the floor may have been patched, cut for services and covered and uncovered several times. Ilford town centre and The Exchange are the main retail settings, where a shop fit also starts from a stripped floor. In every one of these settings the flooring contractor usually arrives straight after the levelling, so the programme depends on the base being ready on time.

Before a new vinyl, LVT or carpet tile finish goes down, the old adhesive and loose material are removed, the base is repaired and then primed. We then pour the compound, normally between 2mm and 10mm deep, and let it run out into a smooth, flat layer. On a shop with an opening date already set, a fast drying compound lets the floor layers come in soon after.

Sheet vinyl shows every ripple, so it normally needs SR1: a 2m straightedge laid on the floor should show 3mm or less. Tiles and carpet are generally happy with SR2, which allows up to 5mm. The primer changes with the base, so concrete, a cement screed and anhydrite are each primed differently. Where the old surface is contaminated or painted, shot blasting and floor preparation comes first, and badly damaged slabs may need concrete floor repair.

Levelling Redbridge homes from Clayhall to Snaresbrook

Homes in Clayhall, Snaresbrook, Loxford or any other part of Redbridge meet the same problem on a smaller scale. Converted flats make up 7% of the borough's homes, and in conversions the floors of different rooms are often at slightly different heights. Large tiles and click LVT need a flat base, or they rock, crack and open at the joints.

At the join between an extension and the older rooms, the two floors rarely sit at quite the same height. They went down years apart, and feathering compound across the line between them leaves one smooth, continuous surface.

Homes built between 1973 and 1999 account for 11% of Redbridge's stock, and screeds of that age can be sound but uneven. Compound suits those. It is not a cure for everything: a floor more than about 10mm out, or one that is cracked and breaking up, needs a new screed, because a deep compound pour can crack and debond. If that is your floor, we will tell you straight and quote for a fresh hand laid floor rather than compound.

FAQs

Floor Levelling in Redbridge: your questions

How much does floor levelling cost in Redbridge?

We do not publish a per m² figure for levelling, because the price depends on how uneven the floor is, the compound depth, the primer and any repairs first. We look at photos or measure the floor, then give a fixed written price within 24 hours. The price does not change once it is agreed.

Is self levelling compound enough for a very uneven floor?

Up to around 10mm, usually yes, and some products go deeper. Beyond that, compound poured thick can crack and lose its bond, so a new screed is the better fix. Before we price, a straightedge goes across the floor, and you hear plainly whether compound or a screed is the right answer.

Can levelling compound go over an old tiled floor?

Sometimes. If the tiles are firmly bonded, clean and sound, a suitable primer lets compound go over them. Any tile that rocks or sounds hollow when tapped has to be lifted beforehand. Checking the old floor properly before pouring avoids a new finish failing because the layer beneath it moved.
