Levelling old floors in Hackney's converted terraces
Old floors are rarely flat. In period terraces in De Beauvoir, South Hackney and Clapton that have been split into flats, uneven old floors are common, and a modern thin finish will show every step and dip.
The standard is BS 8204. Under a 2m straightedge, SR1 permits a gap of no more than 3mm, SR2 5mm and SR3 10mm. SR1 is the class many thin sheet finishes demand, and the flooring maker's instructions set the class for anything else.
Self levelling compound brings a sound floor to that class. It is usually laid from about 2mm to around 10mm, with some products made for more, and fast drying versions keep a refurbishment moving. The base is cleaned, old adhesive removed and the right primer applied first: a sand and cement screed, bare concrete, a calcium sulphate screed with its laitance sanded off, and old tiles each call for a different one.
In a flat, the edges matter too. The compound must not bridge an acoustic layer or edge strip, or it can carry sound into the walls.
Compound is not a cure for a failing floor. If the floor is loose, cracked through or out by far more than the compound's range, a deep pour can crack and debond. The answer then is screed repairs or a new sand and cement floor in Hackney, and we would say so at the quote.
Concrete floors in Shoreditch, Hoxton and Hackney Wick
Warehouse conversions in Shoreditch and Hoxton suit ground concrete or thin levelling screeds over the existing slab. The concrete may need repair or grinding before anything will bond to it. Concrete floor grinding opens the surface and removes old coatings, and the floor can then be primed and levelled. We do not lay polished concrete or resin, but we can prepare and level a slab for other finishes.
Conversions in Hackney Wick, light industry around the River Lea, and shops and workspace in new schemes share the same need: a level floor, often over existing concrete. In a fit-out, the floor usually has to be ready by a fixed date, so we plan the preparation, primer and compound around the opening day and use fast drying products where the programme is tight.
Where a slab is badly broken, concrete floor repair comes before any levelling, because compound is only as sound as the base beneath it.
