Matching the screed to Hackney's buildings
Census 2021 counted 259,146 people in Hackney. The borough was formed from the old parishes of Hackney, Shoreditch and Stoke Newington, and its buildings run from Georgian terraces to blocks finished in the last few years. Which screed a floor needs depends on which of those it sits in.
Period terraces in De Beauvoir, South Hackney and Clapton are often split into flats. Those floors need acoustic screeds between flats, levelling over uneven old floors and, at ground level, a membrane under a new slab. A hand-laid sand and cement screed handles the small rooms and back additions, while a sound but uneven floor may only need levelling compound before new flooring.
Woodberry Down is the other end of the scale: about 2,000 older homes are being replaced by more than 5,500 new ones over twenty years, and the new blocks use pumped liquid screed with underfloor heating. Where a specification calls for a named calcium sulphate grade, our anhydrite flow screed notes explain the testing and sanding it needs.
Between those two sit the London County Council estates built between the wars, such as Kingsmead and Morningside, and post war blocks such as The Beckers, Granard House and Pitcairn House. Refurbishing a flat in a block like these usually means working within the building's rules on noise, access and floor build-ups.

Pumps, stairs and shared entrances in Hackney
With so many homes above ground level, access is the first thing to settle. A pumped screed needs the lorry and pump close to the entrance, then a hose run up a stairwell, through a window or along a corridor to the flat. Shared entrances and communal stairs are protected before the pour, and many buildings want notice through a managing agent or freeholder. Parking controls and loading rules on busy streets also shape the plan, so tell us about them when asking for a price.
Timing follows the rest of the build. The flat should be weathertight with wet plastering done, and any heating pipes pressure tested by your installer. After the pour, drying depends on depth and material, and flooring waits for a moisture test.
Commercial floors matter here too. Light industry around the River Lea, conversions in Shoreditch and Hackney Wick, and shops and workspace inside new schemes all need level floors, often over existing concrete that needs repair or grinding first. Our commercial screeding service covers that scale of work, from a single converted unit to a larger floor.
