Choosing a screed for Camden's flats, houses and basements
Census 2021 counted 210,136 people in the London Borough of Camden, and 84% of its homes are flats. That single figure shapes floor work across the borough more than anything else.
In the period houses of Kentish Town, Primrose Hill and West Hampstead that have been divided into flats, a new floor has to meet acoustic requirements and still sit level with old joists and thresholds. There is rarely height to spare, so thin bonded and latex screeds do much of the work, often followed by floor levelling before the final finish.
Basement and lower ground floor conversions need a membrane and insulation beneath the screed. There, a hand-laid sand and cement screed is often the right choice, because the space is small, access is through the house and a basement shower or wet room needs a cement base.
Where there is an open floor and a route in for a hose, such as a new flat around King's Cross or a large refurbished apartment, pumped liquid screed covers the area in a single visit. If heating is going in, our page on underfloor heating screed in Camden explains the depths involved.
Drawings for a new King's Cross flat that quote a calcium sulphate code are decoded on our Camden anhydrite page. For office floors in Bloomsbury, Fitzrovia and Holborn, see commercial screeding.

Access, parking and timing a pour in Camden
Getting materials in is the first practical question on almost any Camden job. Many buildings have no off-street space, so the mixer and pump, or a sand and cement delivery, may need a parking bay suspended or a loading arrangement agreed in advance. Tell us about the street, the entrance and how many floors up the room is when you ask for a price. A pump hose can travel up stairwells and along hallways, but it needs a protected route through common parts, and in a converted house that usually means agreement from the other flats.
Timing matters as much in a flat as in a house. Before we pour, the windows want to be in, the plasterer finished and the heating engineer's pressure test on any pipes signed off. After the pour, the floor must dry before timber, LVT or tiles go down, and in a leasehold building the new floor may also need approval against the lease's terms on sound, so leave time for that.
In the south of the borough, King's Cross Central has turned 67 acres of railway land into offices, homes and shops, and the Euston area is lined up for station led regeneration. On sites of that scale, screeding is planned floor by floor around the main contractor's programme.
