Grinding office slabs in Holborn and Fitzrovia
Take the carpet out of an older office and the slab underneath is rarely clean. Carpet tile adhesive, old sealers, painted plant areas, the fixings of removed partitions and the bumps left where floor boxes were taken out all sit on the surface. Diamond grinding deals with them. Rotating heads set with diamond segments plane the top of the concrete or screed down a little with each pass, leaving firm material with an open texture that primer and compound can grip.
How far we go is set by what comes next. Before a levelling compound or a new bonded screed, the aim is clean, bare, sound material. Before a resin or other coating applied by a specialist, it is the surface profile their product sheet asks for; we prepare to it, but resin and polished concrete are outside our work.
Grinding will not cure a floor that falls away or sags across a wide area. It takes down ridges, lips between bays and local high points, and then levelling compound across the office floor or a new screed brings up the low ground. On a screed we check the depth first, as grinding below the minimum thickness weakens it.
Where coatings are thick or the floor is very large, shot blasting or scarifying may be the quicker route; our shot blasting and floor preparation page explains those options. Badly cracked or broken slabs need concrete floor repair as well as grinding.
Dust control in occupied Camden buildings
Grinding indoors in Camden usually means grinding beside other people. An office floor may have tenants above and below, and a flat in a converted house shares its stair with neighbours. That makes dust the first thing we plan.
Concrete, screed and tile all contain silica, and cutting them produces respirable crystalline silica dust, fine enough to hang in the air and harmful to breathe. We grind only with extraction connected to the machine, seal doorways and lift openings with sheeting, and keep the work zone closed until the floor has been vacuumed.
Homes need the same care on a smaller scale. Lifting old carpet or vinyl in a Camden flat with a concrete floor often exposes adhesive that has to go before latex screed for a smooth finish or new flooring can be stuck down. A compact grinder with extraction can clear a kitchen or hallway without filling the building with dust.
On large schemes such as King's Cross Central, with its big office floors and retail, or the station led regeneration lined up for Euston, grinding has to fit the main contractor's programme. We are about 21.3 miles from our Slough base, and our grinders and diamond tooling are never sold or hired out.
