Grinding commercial floors in Park Royal and at Wembley Park
A refit at Park Royal usually starts with a strip-out, and the floor that emerges is rarely clean. There may be carpet tile adhesive in patches, line paint from a previous tenant, an old thin coating wearing through, or the dusty skin a slab can carry on top. Glue, compound and screed all bond badly to that sort of surface.
Grinding cuts it away. Discs studded with industrial diamonds spin against the slab and remove the top in thin passes, so we take only what has to go. The same process takes down ridges, trowel marks and the lips where two bays of a slab meet at different heights.
What goes on next is up to the project. It may be self levelling compound to get the floor flat, a new screed, carpet tiles or a resin system applied by a specialist. We hand over a ground, clean floor ready for whichever it is, but resin and polished concrete are not finishes we lay ourselves.
New buildings bring their own slabs. At Wembley Park and on the Northfields land beside the canal at Alperton, freshly cast floors can also need high spots or laitance taken off before flooring. Large open areas and thick coatings may go quicker with shot blasting or scarifying, which come under our floor preparation work. If the slab itself is broken, concrete floor repair comes first.
Grinding floors in Brent houses and extensions
Homes in Brent need grinding for smaller reasons. Lift old carpet or vinyl in a house or flat and there is often adhesive left behind, sometimes alongside floor paint. Where that residue is soft or patchy, a smoothing compound will not hold on it, so it is ground off.
Extensions are the other case. An inter-war semi in Kingsbury or Queensbury with a new extension slab can end up with the new floor sitting a little proud of the old one at the opening. Grinding the edge removes the lip so the two floors meet cleanly.
Grinding takes off local high points only. If a floor dips or slopes across a room, we grind the high spots and then bring the rest up with Brent floor levelling or a new screed. On a screed we also watch the depth, because grinding too much can leave it below its minimum thickness.
Indoors, dust is the main concern. Concrete and screed contain silica, and grinding throws off fine dust that is harmful if breathed in. Our grinders run with dust extraction attached, and we seal doorways while we work. We are contractors, not a hire shop, and our grinders and diamond tooling are not for sale or rent. For homes over the boundary, see concrete floor grinding in Ealing.
