Unit floors on Wealdstone's Waverley Industrial Estate
Industrial floors gather layers over the years: line paint, a thin epoxy or floor paint worn through along the traffic routes, and patch repairs that stand proud of the slab. When a unit changes use, the new occupier's flooring needs a clean, open and sound surface to bond to, whether that is sheet vinyl in an office area, a new screed or a resin coating applied by a specialist.
Diamond grinding provides that surface. Spinning heads set with diamond segments shave the top of the concrete away a little at a time, removing coatings and laitance and taking down high spots and the lips between slab bays. Because the cut is controlled, we take off what has to go and no more, which matters on a screed that cannot lose much depth before it is too thin.
The former Kodak site is the other commercial location to note. Its mixed use development includes commercial space alongside the Harrow View homes, and new commercial floors often need trowel marks and laitance ground off before fit-out flooring goes down.
We are a contractor, not a hire shop. Our team does the grinding and, where needed, the levelling that follows; grinders and diamond tooling are not something we sell or rent out, and resin or polished concrete finishes are left to specialists. On a big floor or under a heavy coating, shot blasting or scarifying may be faster, and both come under floor preparation. Bigger unit refits are covered by screeding for commercial buildings.
Grinding joins on extended Rayners Lane and Pinner semis
Rear and side extensions on Harrow's inter-war semis leave a line where the new slab meets the old ground floor. Even a few millimetres of difference shows under LVT or large tiles, and grinding is the quickest way to bring the higher side down at the join before a thin coat of compound blends the two.
Lifting old carpet or vinyl in these houses often reveals adhesive on the concrete beneath. If it is thin and hard, grinding removes it cleanly and leaves a surface that primer and latex screed for Harrow floors will grip. Garages being converted, and utility rooms with painted floors, get the same treatment.
Grinding will not rescue a floor that has settled. Many of these houses have old concrete floors that have cracked or settled, and a slab that dips across the room needs levelling or replacing, not cutting down; chasing the dip with the grinder could leave the screed too thin. We grind only the high spots and then build up the low areas.
Silica is the safety point. It is in concrete, screed and tile alike, and grinding releases it as respirable crystalline silica dust, which is harmful when breathed in. We only grind with extraction connected, seal off doorways and keep the rest of the house clean. For a nearby town, see concrete floor grinding in Watford.
