Preparing warehouse slabs at Centennial Park Industrial Estate
Building at the Centennial Park Industrial Estate began in 1996, on land that was once a Northern line depot, and warehouse and unit refits there typically call for grinding. A unit floor that has been in use for some years can carry painted walkways, adhesive from old office partitions, sealers, bay joints that have stepped, and trowel marks never taken out when the slab was poured.
Grinding takes the top of the slab off in thin passes. The diamond segments cut through paint, adhesive and the weak surface layer and bring down ridges at the joints, leaving a clean, sound face. That face is what the next product needs, whether it is a high strength screed, a levelling compound under an office floor, or a resin coating laid afterwards by a specialist. We prepare the floor; resin and polished concrete are outside our work.
Some refit floors need a heavier method. Thick coatings, or a very large warehouse, can be quicker with shot blasting or scarifying, and both come under our floor preparation and shot blasting service. Where the cleaned slab shows cracks, spalled joints or broken edges, those are cut out and filled through concrete floor repair before anything goes on top.
It helps to tell us what the floor will receive and when, because the finish determines how far the surface has to be taken back.
Extension joins and lifted floors in Bushey houses
In houses the grinding is on a smaller scale. Extensions on Bushey's inter-war and post-war semis bring a new slab up to an older floor, and the meeting point is rarely perfect; a lip of a few millimetres is enough to show through a long run of LVT. Grinding that lip down, then levelling across the join, gives one flat surface.
Lifting old carpet or vinyl in an older house often reveals dark or brittle adhesive that a new compound will not bond to reliably. Grinding removes it back to the base.
Two limits apply. A floor that slopes over a wide area cannot be ground flat; the high points come off and levelling compound or a new screed takes up the rest. And a screed can only lose so much before it is thinner than its minimum depth, so we check before cutting.
Dust is the other concern. Grinding concrete and screed produces respirable crystalline silica, so our machines run with extraction attached, and we sheet and seal doorways to the rooms around the work.
