Concrete Floor Grinding in St Albans

Our own team grinds concrete and screed floors in St Albans with diamond heads and an extractor attached, cutting back bumps, weak surface skin, glue and paint so whatever follows bonds to clean, sound concrete. Commercial refits are the obvious use. Porters Wood, the city's main industrial area, holds units that often need their floors prepared when a new tenant refits them. We prepare floors only; resin and polished concrete are laid by other specialists.

Preparing unit floors across Porters Wood for refits

When a unit at the Gryphon Industrial Park or the Caxton Centre changes hands, the floor can be left with carpet tile glue, painted walkways, bolt holes from old racking, or a sealer that no adhesive will grip. Each one has to go before a new finish, compound or screed can bond.

Grinding removes them by cutting, not scraping. Diamond segments set in a rotating head take the top of the concrete away in thin passes, so a coating, residue or weak skin of laitance comes off along with a fraction of the surface beneath. Ridges at old bay joints and trowel marks come down in the same passes. What is left is open, sound concrete that a primer can soak into.

A refit at Spring Valley Business Centre or Beech Industrial Centre would follow the same order. The floor is ground, swept and vacuumed, then handed on for levelling, a new screed, a resin system put down by a specialist, or the new covering itself.

The method has limits. It suits thin layers and local high spots. On a very large open floor, or where a coating is thick, shot blasting and other preparation methods can be quicker, and a slab that is cracked or breaking up needs concrete floor repair before anything else. Where the refit also calls for a new wearing layer, our commercial screeding service lays it after the grind.

Dust, depth and St Albans home extensions

Grinding has a place in houses too. Extensions built onto the city's inter-war and post-war semis have floors that must match the existing levels. If the new slab finishes a few millimetres proud of the old floor, that raised edge will telegraph through tiles or LVT, and taking it off with a grinder is quicker than building the rest of the room up to meet it. A floor that falls or dips across the room is different: a grinder only removes material, so it cannot raise a low area, and the answer there is to grind the high points and then level or screed.

Old adhesive is the other household job. Lift a carpet or a vinyl sheet from an older floor and the residue left behind can stop new adhesive and compound from sticking. Latex screed for awkward St Albans bases can sometimes go over thin, sound residue, but soft or thick glue has to be ground off.

A garage being turned into a room usually has an oil stained or painted slab, and that has to be ground clean first.

Cutting concrete or screed throws up fine silica dust that is harmful to breathe, so the extractor is connected before the machine starts, doorways are sealed with sheeting and the rest of the house is kept closed off. Depth is watched too: take too much from a screed and it ends up below its minimum thickness.

FAQs

Concrete Floor Grinding in St Albans: your questions

Can grinding level a sloping concrete floor?

No. Grinding takes material off the surface, so it can remove local high spots, lips and ridges, but it cannot fill a dip or correct a floor that slopes across a whole room. For a St Albans floor like that, the usual route is to grind the high points, then pour a levelling compound or lay a new screed to bring the surface true.

Can you grind old tile adhesive off a concrete floor?

Yes. Cement based tile adhesive, carpet glue, black bitumen residue and floor paint can all be ground off with diamond tooling, with the dust collected as we go. Very thick or soft deposits sometimes need scraping back first. Once a St Albans floor is clean and vacuumed, it is ready for a primer, a compound or new flooring.

Do you hire out floor grinders or lay polished concrete?

Neither. We are a screeding contractor, and the grinders and diamond heads we own stay with our team on our jobs. Nor do we lay resin coatings or polished concrete, though we can prepare a St Albans floor so a resin specialist has a clean surface to work on. For a refit, we can also lay the screed or levelling that follows the grind.
