Grinding unit floors on Maylands Business Park
Maylands Business Park was the new town's original industrial zone and took its current name in 2013, after the 2005 Buncefield fire. Its Phoenix Gateway sculpture marks a park of warehouses and production units, and floors in units like these can carry years of use: lines of paint marking old racking, patches of glue where offices were carpeted, and ridges where one concrete bay was cast slightly higher than the next.
A grinder deals with that kind of surface. Spinning diamond segments shave the surface of the slab or screed in shallow passes, taking down high spots and trowel marks and stripping laitance, adhesive residue, paint and thin coatings. What remains is a clean, open surface that a primer can soak into and a levelling compound or new screed can grip.
This is preparation and nothing more. Resin and polished concrete finishes are outside our work, and the grinders and diamond tooling stay with our team, since we are a contractor rather than a sales or hire business. If a resin system is going down, our team prepares the slab and the resin installer takes it from there.
For a large hall, or a thick coating that a grinder would take days to clear, shot blasting or scarifying can be quicker; our floor preparation page covers both. Spalled edges, holes and cracks found once the surface is clean go to concrete floor repair before anything is laid on top.
Silica dust, slopes and extensions around Hemel Hempstead
Concrete, screed and tiles all contain silica, and grinding them makes respirable crystalline silica dust. We grind only with extraction connected to the machine, sheet off adjoining areas and keep doors to occupied rooms shut. In a Riverside shop or a space at The Forum that matters as much as the floor itself, because other people are working nearby.
Grinding has a clear limit. It flattens local high spots, but it cannot correct a floor that falls or sags across a whole room, and cutting deeper to chase that fall would leave a screed below the depth it needs to stay sound. On that kind of floor the high spots are ground and the low areas are made up with a levelling compound pour or a new screed.
Houses need it on a smaller scale. Where a new extension slab meets the old floor, a lip often remains at the opening. Garage slabs marked with oil and paint grind back to clean concrete before a conversion floor goes on. And once carpet or vinyl is lifted, the old adhesive underneath has to come off before a thin latex finish or tiles can go down. We prepare floors in St Albans on the same basis.
