Preparing office and unit floors at Maple Cross
Once the carpet tiles come out of an office refit, the slab beneath can carry a history: black bitumen glue, patches of old floor paint, trowel marks and slight ridges where bays were poured on different days. Any of those can stop a primer or levelling compound from bonding properly.
Grinding takes them away. The machine's diamond segments spin against the floor and shave it down a fraction at a time, so a raised joint or ridge comes down and the glue and paint leave with the dust. What remains is open, clean concrete that a primer can grip.
The trade and warehouse units approved at Trade City Maple Cross present a different task. A new slab can have lips between bays or a weak, powdery skin of laitance, and both need removing before any topping or coating goes on. If an occupier wants a resin finish, we prepare the slab and a specialist lays the resin; resin and polished concrete are outside our work.
On an office or unit fit-out, we set the order of rooms to suit the trades waiting to follow. On a very large area, or under a thick coating, shot blasting or scarifying can be quicker than grinding, and our floor preparation service covers both. Should the slab turn out cracked or broken, concrete floor repair has to come before any finish.
Rickmansworth extensions, garages and old adhesive
At home, the usual grinding job sits on the line where an extension slab meets the original house. The two were poured years apart and seldom finish at exactly the same height. A small lip can be ground down so the floor runs through, and what is left is then skimmed with levelling compound after grinding.
Grinding has a limit worth knowing about. It removes high spots, but it cannot flatten a floor that slopes or dips across a whole room. Cut a screed back too hard and it may end up under the depth it was designed for. In that case we grind only the high points and level or screed the rest.
Only 4% of Rickmansworth homes were built since 2015, so most floors being reworked here are older surfaces that have been covered and recovered several times. Lift the carpet or vinyl and the base is often smeared with old adhesive. Thin, hard residue can sometimes stay beneath a new latex coat, but soft or loose glue has to go, and grinding clears it. Garages being turned into rooms can carry oil stains and paint that need the same treatment.
Cement based floors and ceramic tiles hold silica, so the fine dust a grinder raises is harmful to breathe. We grind only with dust extraction connected, sheet off neighbouring rooms and keep doors shut. Around 3.4 miles away, see concrete floor grinding in Watford.
