Office and warehouse floors at Maple Cross
The area's designated business land is at Maple Cross, home to Skanska's UK headquarters, Maple Cross House and The Rivers Office Park. Strip an office floor back for a refit and the base is seldom as flat as new carpet tiles or LVT require. Old glue, patched trenches and uneven joints all telegraph through a thin finish.
On a sound base, levelling compound fixes this. Over a primed Maple Cross slab it runs out glassy and true, usually at a 2mm to 10mm depth, with a few products rated thicker. Each base gets its own primer, with concrete, sand and cement and calcium sulphate all treated differently. A weak or contaminated surface is ground back first, as described on our concrete floor grinding service page.
Warehouse floors at Trade City Maple Cross, approved for trade and warehouse units, are a different matter. Compound is not meant to be a wearing surface under forklifts or pallet trucks. A floor carrying that traffic is better served by a high strength screed.
Fit-out programmes at Maple Cross rarely have slack, because other trades are usually queued behind the floor. With fast drying compounds the flooring can follow quickly, sometimes the following day, depending on product and depth. Working hours and access are agreed with the building manager before we start, so our part slots in with the rest of the refit.
Rickmansworth homes: old floors and extension joins
At home, what people mostly need is a smooth base for a new floor finish. Some 19% of Rickmansworth homes went up between 1973 and 1999, and plenty of older ones have floors patched again and again over the years. LVT and sheet vinyl are thin enough to show every ridge and dip, and many of them require SR1, meaning no more than 3mm deviation under a 2m straightedge. SR2 permits 5mm and is fine for many tiled floors.
An extension brings its own snag. The new floor and the old one hardly ever end up at exactly the same height. Skimming compound over the join lets the flooring carry straight through without a lip.
We will be honest about where compound stops working. Ask it to fill a sunken or crumbling floor and a deep layer may crack and lift. Where the base is damp, loose or far off level, the real answer is a sand and cement screed for failed floors. For very thin smoothing work, there is our latex screed service.
