Floor Levelling and Self Levelling Screed in Chesham

Self levelling compound lets us turn a rough slab, worn screed or stepped join in a Chesham home into a smooth, flat base for LVT, vinyl, large format tiles and engineered wood. The join between old and new is the classic local problem: once a house has been extended, the original floor and the new one seldom meet exactly flush, and thin sheet finishes give away every ridge.

Levelling old-to-new joins in Chesham houses

Flooring makers set flatness limits for good reason. Under a 2m straightedge, BS 8204 allows a 3mm gap for class SR1, 5mm for SR2 and 10mm for SR3. Many thin sheet finishes need SR1, and LVT or vinyl put down on anything rougher shows the dips within weeks.

Chesham's homes from 1973 to 1999 make up 16% of the total. Whatever its age, an extended house can end up with new screed alongside a floor that has settled or was never quite true. Self levelling compound goes down from about 2mm to around 10mm, deeper with some products, which is enough to feather out a small step and bring both floors into one plane. We pour it over the whole room rather than just along the join, so there is no hump to see.

The primer goes down before anything else, and which one depends on what it is going onto. Concrete, sand and cement, calcium sulphate and old tile all take different primers, and the wrong one can let the compound come away. Very thin smoothing work is covered by our latex screed service.

Compound cannot fix everything. Pouring compound deep to rescue a floor that should be replaced can lead to cracking and debonding, so if a floor has sunk, broken up or has no membrane, a new sand and cement screed is the honest fix. We will say which yours needs.

Office and unit refits along Asheridge Road, Chesham

Refitting business premises throws up problems of its own. Much of Chesham's commercial space lines Asheridge Road, including the Chiltern Court office estate and Anglo Business Park, while Chesham Business Park is on Townsend Road just north of the centre. At a change of tenant, old carpet tile adhesive, patched screed and gaps where partitions came out can leave a floor too uneven for new carpet tiles or vinyl.

The order is usually: strip the old covering, prepare the surface, mend any broken patches, prime, then pour compound over the whole area. Fast drying products keep the programme moving, and fitters can often start within days, depending on the product sheet. If old adhesive or a weak top layer must come off first, concrete floor grinding exposes a sound surface for the primer, and our screed repairs service handles hollow or cracked areas.

New buildings are another matter. Units like the 12 warehouses at Aerial Park need finished floors, not a skim, which makes them screeding jobs rather than levelling.

We do not sand timber floorboards; that is a separate trade. What we do is get the base ready so the new finish lies flat.

FAQs

Floor Levelling in Chesham: your questions

How thick can floor levelling compound be laid?

Expect a compound layer of about 2mm at the thin end and around 10mm at the thick end, though certain products are formulated for deeper sections. Pouring beyond what a product allows, to hide a badly sunk floor, risks cracking and debonding. If your Chesham floor is further out than compound can deal with, we will quote for a new screed instead.

Can you level the floor of a Chesham flat for LVT?

We can, if it sits on a screed or concrete slab. After a suitable primer, compound is poured to bring the floor within the SR1 flatness most LVT makers want. Let us know about lift access, any working hours the managing agent sets and any acoustic layer your lease calls for, since each affects the build-up and the timing.

How soon can carpet tiles go down on a levelled Chesham office floor?

It turns on the product chosen and the depth poured. Fast drying products are made to take foot traffic within hours and floor coverings not long after; thicker or standard ones need more time. We work to the maker's data sheet and give you the earliest date the fitters can start when the programme is agreed.
