Levelling older floors in Southcourt and Quarrendon
When an old carpet comes up, the floor underneath is rarely as flat as a modern covering needs. There may be dips, ridges from old repairs, cracks, or a step where one room meets another. Thin coverings show all of it. LVT and sheet vinyl pick up every ridge, large tiles rock on high spots, and engineered boards bounce over hollows.
We check with a 2m straightedge laid across the floor, measuring the biggest gap underneath. No more than 3mm gives SR1, 5mm gives SR2 and 10mm gives SR3. Many thin sheet products specify SR1, which is why a Southcourt floor that suited carpet for years might need compound before vinyl.
Laid thickness for most compounds is from about 2mm to around 10mm; certain products allow more. Use it where the base is firm and only the surface is uneven. Loose material comes off and the floor is cleaned, after which it gets a primer suited to its make-up, be that concrete, cement screed, calcium sulphate or old tiles.
Patch repairs come before compound. Where part of the floor has failed, it is cut out and replaced, then the whole area is levelled. Trying to fix a floor that needs a screed by pouring compound thick can lead to cracking and debonding, so in that situation we will recommend a new hand-laid screed instead. For very thin smoothing, see our latex screed service.
Refit floors on Rabans Lane and the Gatehouse area
Aylesbury's industrial and commercial space is centred on the Rabans Lane Industrial Area, with terraced units on Bessemer Crescent and Edison Road, and on the Gatehouse area, including Gatehouse Close Logistics Park. In the town centre, the Waterside project added new retail space. When a unit or shop is refitted, the floor often carries old fixings, adhesive, cracks and patched areas, and the new flooring needs a flat base.
Office and shop refits usually need a smooth, SR1 or SR2 floor for carpet tiles, LVT or vinyl, on a tight programme so the premises can open. Fast drying compounds help keep that programme as short as possible. Warehouse areas carry heavier loads, so the compound must suit the traffic, and damaged areas may need screed repairs before levelling.
We assess the floor before pricing, because compound only performs as well as the base beneath it. Floor levelling is not wood floor sanding, and it does not replace a failed screed. For the same service to the south, see floor levelling in Amersham.
