Why Berryfields and Kingsbrook plots suit liquid screed
Homes built since 2015 make up 12% of Aylesbury's housing, and more are on the way. Where a new ground floor has insulation, a membrane and heating pipes clipped down, a flowing screed suits that build-up well. It spreads across the whole floor, levels itself, and wraps round the heating pipes without voids, which helps the heating perform.
Speed is the other reason site managers like it. One visit pours the whole ground floor, and within 24 to 48 hours the next trades can walk across it, so nobody waits long. On a busy site, that keeps each plot moving towards handover. The finish comes up to SR1 or SR2 without much effort, and low shrinkage means a Berryfields ground floor needs far fewer joints than one laid by hand.
It is a slimmer layer, too. Floating on insulation, it can be about 35mm in a house or 40mm in a commercial building, where a sand and cement floor in a home would be 65mm. Where heating pipes run through it, no less than 25mm should sit above them.
Both calcium sulphate and cement can form the base of a liquid screed. The calcium sulphate material, its grades and what it needs before flooring are explained on our anhydrite flow screed page. If you are deciding between this and a traditional floor for a Kingsbrook or Berryfields plot, our pumped versus traditional screed comparison sets the two side by side.
Pumping into Aylesbury flats and established streets
In Aylesbury, 19% of homes are purpose-built flats. On upper floors, pumping is the practical way to get screed into the room, because the hose runs from the mixer up the stairwell and nothing has to be carried. Ahead of the pour, the site or building manager signs off the hose route through the block, and it gets protected.
On an existing house, a kitchen extension may be the only area being screeded. Our mixer parks on the drive or the street, and the hose reaches the back through the house or down a side path. When you ask for a price, let us know where a vehicle can park and how the back of the house is reached.
We bring the pump and crew as part of our screed pumping service and do not hire machines out. Before the pour we check the edge strip, the membrane joints and the door dams. Afterwards, the room stays shut for a day or two before windows are opened to help it dry. For the same service a few miles east, see liquid screed in Tring.
