Plot screeding on Buckingham's new edge phases
New phases on the town's edges need screeding plot by plot, and liquid screed is built for that. The pump stands at the kerb, the hose runs into each house, and plots can be poured one after another as the site manager releases them. There is no barrowing through finished doorways, and the next trade can walk on the floor within a day or two, so the programme is not held up for long.
What does a housebuilder need from the screed? A floor laid to the drawn depth, flat to SR1 or SR2, with few joints and a clear drying programme. Liquid screed shrinks very little, so a single pour can cover a whole open-plan ground floor. In a house, a floating pour can be as little as about 35mm, or 40mm on commercial floors, and where heating pipes run through it, at least 25mm has to sit over them.
Whether the mix is calcium sulphate or cement based is for the specification to say. Where a named grade appears on the drawings, our flow screed grades page explains what it means.
For private clients the case is the same on a smaller scale. A new open kitchen or rear extension is poured in one visit rather than laid by hand over several days. Still weighing the two methods up? Our pumped versus hand-laid comparison lays out how they differ.
Detached homes and pump routes in Buckingham
Detached houses make up 37% of Buckingham's homes, and a detached plot usually makes pumping easy. On a Buckingham drive, the mixer can sit a few metres from the front door, with the hose running inside to the room being poured. Where a property has no drive, the pump may need to stand on the road, so parking and any restrictions should be sorted before the day.
For an upstairs flat, the hose is run up through the stairwell to whichever landing the flat is on. The building's owner or managing agent may need notice, and a lift or communal hallway should be protected along the hose route. Upper floors must be designed to carry the weight of a screed, which the building's designer confirms.
Preparation must be complete before pouring: edge strip, a taped membrane over the insulation and doorways dammed. We check it on the day. As for price, 2026 figures give £24 to £31 per m² for a pumped floor, and our costing guide for screed shows what makes a quote rise or fall.
After the pour, the screed is left alone to dry out. Keep other trades off it for the first day or two, and test it before flooring goes down.
