Where liquid screed suits Milton Keynes homes
Liquid screed arrives ready mixed, goes through a hose and finds its own level. That makes it a good match for two common Milton Keynes floors: open-plan kitchen extensions on grid square estates such as Great Holm, and new houses on streets at Whitehouse and Fairfields, where a flowing screed over wet heating is the usual specification.
Depth is modest. Laid floating on insulation, it can be as thin as about 35mm in a house, or about 40mm on a commercial floor, which helps in an extension where the new floor has little height to play with. Surface regularity to SR1 or SR2 is readily achievable, which gives the flooring fitter a flat base for LVT, large tiles or engineered boards.
Then there are the flats. At 19% of homes, flats are a real part of the housing here, and a pump can put screed onto an upper floor that would be slow and heavy to reach with barrows of sand and cement. Because the material flows, it also wraps fully around heating pipes, leaving no voids that would slow the warm-up. The heating side of a job is covered on our page about heated floors in Milton Keynes.
Liquid screed is less suited to very small rooms, wet areas and floors laid to a fall, where a hand-laid screed is easier to shape.
Getting the pump to a Milton Keynes room
For the pour, the lorry and pump stay on the road or drive, and the screed travels to the room through a hose laid through the house. The shorter and clearer that route, the smoother the day. When you ask for a price, tell us whether there is a driveway, whether the nearest parking is shared or restricted, and whether the room is at ground level or up a flight of stairs.
Inside, the room is prepared before the pour: edge strip round the walls, a membrane, and the insulation or pipes already in place. The screed is then poured, spread and dappled so it settles evenly. Doors and thresholds are set so the new floor meets the existing one at the right height.
You can usually step onto a liquid screed after 24 to 48 hours, so the rest of the build is not held up for long. Laying a floor finish on it is a different matter. Allow roughly one day for each millimetre of depth up to 40mm and longer per millimetre beyond that, though running the heating can bring it forward. The stages are set out in our screed drying times guide. If you are across the M1, the same service is available for liquid screed in Newport Pagnell.
