From Southcourt to Kingsbrook: choosing an Aylesbury screed
Aylesbury has estates from every era, and each one points to a different floor.
On the urban extensions such as Berryfields and Kingsbrook, housebuilders need plot screeding, most often a pumped liquid screed over underfloor heating pipes. Elsewhere in the town, the same method suits a large kitchen extension on an existing house that needs a flat, fast floor. For the heating side, including pipe cover and when the system can be switched on, see our screed over underfloor heating page.
The largest single group of homes dates from 1973 to 1999. Those houses are now at the age for extensions and kitchen refits, and the choice of screed there depends on the size of the room and whether the floor is heated.
Older terraces and semis in estates like Southcourt and Quarrendon commonly need levelling or patch repairs when floors are renewed. If the old floor there is solid and simply wavy, a layer of levelling compound normally sorts it. Where a section has failed, a hand-laid sand and cement screed replaces it.
The Queens Park conservation area adds period houses that need sympathetic floor replacement, often room by room, with care over thresholds and existing features.
Other parts of the town we cover include Fairford Leys, Watermead, Elmhurst, Haydon Hill, Manor Park, Walton, Walton Court, Victoria Park, California, West End, Upper Hartwell and Lower Hartwell.

Plot programmes, access and Aylesbury's commercial sites
On a new build plot, screed goes down once the house is weathertight and the heating pipes are clipped and pressure tested. We do not install the pipes; the heating contractor does. The pour is usually one visit per plot, and the site manager then needs to leave drying time before flooring and kitchen fitting. We can work plot by plot as each one is ready.
On an existing home, the same order applies on a smaller scale: shell finished, pipes in if there are any, then screed, then drying, then flooring. Mention access in your enquiry. A mixer and pump need somewhere to stand, and on an established estate that may mean the road rather than a drive. For a flat above ground level, we need the floor number and whether a lift goes up to it.
Commercial floors are a separate programme. Industrial work centres on the Rabans Lane Industrial Area, with terraced units on Bessemer Crescent and Edison Road, and on the Gatehouse area, including Gatehouse Close Logistics Park. A new tenant or refit can mean repairs, preparation or a new screed, which our commercial screeding service covers.
