Berkhamsted's housing layers and the floors beneath them
Census 2021 recorded 21,236 people living in the Berkhamsted built-up area, in homes added over more than a century and a half.
The middle-class villas south of the High Street went up from 1868. Their ground floors are prime candidates for renovation, with old suspended or solid floors taken out and replaced by an insulated screed, often with underfloor heating. Room by room, with awkward doorways, that work usually suits traditional sand and cement screed. If pipes are going in, read about heated floors in Berkhamsted homes before settling the floor height.
After the First World War came council homes at Gossoms End and west of Swing Gate Lane, and in the 1930s the sale of the Ashridge estate brought houses along Bridgewater Road. Homes in these areas lend themselves to extensions and open plan kitchens, where a flowing liquid screed covers a wide floor in one pour.
Northchurch, probably the older settlement, has historic buildings where any change to a listed floor needs a careful, reversible approach agreed with the conservation officer first.
One point applies across the valley. With the River Bulbourne and the Grand Union Canal running through it, a sound membrane under any new ground floor is sensible. And if an old floor here is solid underfoot but wavy, a skim of self levelling compound could be enough on its own.

Planning a pour off the Berkhamsted High Street
The long, straight High Street follows the line of the Roman Akeman Street, and it is where parking and deliveries need the most thought. A screed lorry stands outside for several hours on a pumped job, so if your property fronts a busy road or has restricted parking, say so when you ask for a price. We will plan where the mixer stands and how far the hose must run before the day.
Getting the date right counts too. We should come in after the roof and glazing keep the weather out, the plasterer has finished the wet work and any heating loops have been laid and pressure tested. After the pour, the floor needs to dry before tiles or wood go down, and that wait should be written into the programme rather than squeezed at the end.
Commercial floor work in Berkhamsted centres on smaller sites. The industrial space on Billet Lane, near the railway station and the river, and the shops along the High Street, in a town where about three quarters of the shops are independents, all have floors that need attention between occupiers. Cracked or hollow areas are dealt with through our screed repairs service before new flooring goes down.
