Choosing a screed across Hemel Hempstead's neighbourhoods
Census 2021 counted 95,995 people in the Hemel Hempstead built-up area. The Census dates 45% of its homes to 1945 to 1972, the years the new town was built: Adeyfield from 1950, Bennetts End in 1951, Chaulden and Warners End in 1953, and Highfield in the mid 1950s.
The terraced and semi-detached houses from those phases usually need one of three things. Where the old floor is solid and only out of true, self levelling compound can flatten it for LVT or tiles in less time, and for less money, than a replacement. Where the original floor is breaking up, or is being dug out so insulation can go in, a hand-laid sand and cement screed for older floors copes well with small rooms, hallways and bathrooms. And where a rear extension adds a new insulated slab, a pumped liquid screed settles flat across the whole room in a single visit.
Grovehill, started in 1967, and the other 1970s districts bring similar refurbishment work. If the new floor is to carry heating pipes, the screed has to be chosen with them in mind. How much screed must sit above the pipes, and the point at which the heating may be turned on, are both on our page about screed over underfloor heating.
New building is planned too. East Hemel is set for around 2,500 homes near the M1 and West Hemel for about 900. New build plots can name a calcium sulphate grade in the specification, and the anhydrite flow screed page explains what each grade means.

Access, programme and Maylands units in Hemel Hempstead
In a Hemel extension, the screed date hangs off everything else in the build. Our pour date comes after three things: a weathertight shell, plastering that has finished, and heating pipes that have held their pressure test. Afterwards the drying time depends on depth and material, so the flooring fitter follows the screed rather than setting its date.
Access needs as much planning as the calendar. Terraced houses are the largest group here, and a mixer and pump may have to park some distance from the back of the house. Whether the job is in Boxmoor, Leverstock Green, Apsley or Nash Mills, mention shared paths, parking bays or a long garden when you ask for a price, so the hose run is worked out before the day.
Business units are another job altogether. Maylands Business Park, the new town's original industrial zone, was renamed in 2013 after the 2005 Buncefield fire and is now the main commercial area. Its warehouses and production units need high strength screeds, shot blasting, grinding and concrete floor repair, while Riverside and The Forum in the centre bring retail and civic fit-outs. Our commercial screeding service covers both kinds of site.
