Which screed suits which Chorleywood home
Census 2021 recorded 12,632 people in the Chorleywood built-up area. Their homes are mostly generous detached houses, and the floor work that follows them tends to be one of three jobs.
The first is the kitchen and family room extension. A new rear room joined to an existing kitchen gives a wide, open floor, and pumped liquid screed for Chorleywood extensions settles flat across it in a single visit. The second is a ground floor refurbishment, where old finishes come up and the base under them turns out to be cracked or out of level. Sometimes a thin levelling compound before new flooring is enough. Sometimes the floor needs taking out and relaying by hand in traditional sand and cement.
The third is whole floor underfloor heating. Here the screed does real work, spreading heat evenly and protecting the pipes, so depth and cover matter more than the brand on the bag. How deep the screed sits over the pipes, and how slowly the heating comes up afterwards, are set out on our Chorleywood underfloor heating screed page. On floors of this size, liquid or anhydrite screed gives even cover over the pipes.
Older property adds a fourth question. Around Chorleywood Common and the Station Estate, both conservation areas, a new floor often has to meet an older suspended timber or solid floor next door, and the finished level has to line up at the thresholds. That decides the depth before it decides the product.

Timing matters more than most people expect. A screed goes down once the walls, roof, windows and doors are in and the building is weathertight, and long before joinery and flooring. On an extension, the usual order is slab, insulation and membrane, then heating pipes if there are any, then screed. Book us once the roof is on, so the pour is not waiting on the weather.
Then there is getting the screed into the room. Pumped screed comes in a mixer lorry with a pump alongside, and the pair stay parked for a few hours while a hose snakes from the kerb to the room, so we need a standing spot and a route through or round the house. Where a detached house has its own drive, the lorry can usually pull straight onto it. Where a drive is narrow or the house sits well back from the road, we measure the hose run at the survey. Sand and cement arrives as dry materials and is mixed on site, which needs space for the mixer and a clear path for barrows.
Drying then sets the pace of the rest of the build. For drying, think in millimetres rather than weeks: about a day each up to 40mm deep, then slower, and book the flooring when a moisture reading says so.
