Choosing a screed for Beaconsfield's houses, old and new
Census 2021 recorded 14,142 people in the Beaconsfield built-up area, and for floor purposes their homes fall into two broad groups.
The first is the large detached house being extended or stripped back and refurbished. Projects like these often run underfloor heating across the whole ground floor, laid over insulation with a flowing screed on top. A wide, open floor of that kind is where pumped liquid screed pays off, because it covers the area in a day and settles flat. If the floor is heated, pipe cover and the warm-up schedule matter as much as the product, and our page on screed for heated floors in Beaconsfield explains both.
Beaconsfield's period buildings make up the other group. The Old Town has Georgian, neo-Georgian and Tudor revival buildings, and there are older houses around Knotty Green and Forty Green as well. Replacing a floor in a building like that means working with how it was first built, not against it. A hand-laid sand and cement floor is often the sensible choice there, since it copes with small rooms, out-of-square walls and areas that may get wet.
Some floors arrive with a specification already written. If the drawings for a Beaconsfield house already call for a particular calcium sulphate grade, have a look at anhydrite flow screed in the town to see how that grade changes the sanding, the moisture test and the drying time.

Access, parking and timing a pour in Beaconsfield
Half the houses in town are detached, and where one has its own drive the pump and mixer park up there, clear of the road, while the hose runs in at the front or side door. A shop or flat on the Old Town or New Town high street may have no off-road space, so tell us about parking restrictions or shared access when you ask for a price.
Timing is where projects slip. The building should be watertight, with windows fitted and any heating pipes laid and pressure tested, before a screed goes down. You can cross the new floor a day or two later, inside 24 to 48 hours, yet tiles, boards or LVT must wait until a test shows it has dried to the level the flooring maker allows. On a whole-house refurbishment that drying period belongs in the programme from day one.
Commercial work is part of the town too. The Wilton Park consent includes 1,730 sq m of commercial space alongside its homes, and both high streets hold shops and offices that get refitted. A fit-out usually needs a flat, well-prepared base more than a new screed, which is the job of levelling before new flooring.
