Which screed suits which Henley-on-Thames home
Census 2021 recorded 11,786 people in the Henley-on-Thames built-up area, and their homes span more than two centuries. The right floor depends far more on when a house was built than on the street it stands in.
In the old town, the terraces and cottages around Market Place, Bell Street and Friday Street were generally built without a damp proof membrane. When one of those floors is lifted, the ground usually has to be dug out, a membrane and insulation laid, and a new screed placed that will take stone flags or timber boards. Small, awkward rooms like these suit hand-laid sand and cement screed, which can be compacted into corners and worked around old walls.
A larger share of the town is younger, with many homes built in the decades after 1945 and more added in the last quarter of the twentieth century. Post-war and later Henley houses often get a rear extension that knocks kitchen and living room into one, and across a big open room like that, pumped liquid screed comes into its own. If the extension is heated, the screed has to be chosen and laid around the pipes, which our page on underfloor heating screed in Henley covers. Got a developer's drawing with a calcium sulphate grade printed on it? The anhydrite flow screed page for Henley goes through that material and how to look after it.
Plenty of Henley floors never need rebuilding. If the base is solid and merely out of true, a skim of levelling compound over the old floor gets it ready for LVT or tiles, faster and for far less money.

Timing a pour around a Henley-on-Thames build
Your screed date is set by whoever works before and after us, because the floor goes down partway through the build. Before we pour, we want the house closed in: roof on, glazing and outside doors in, the wet plaster done, and the heating engineer's pressure test on any pipes passed. After it, the floor needs time to dry before the tiler or floor fitter arrives, and that time grows with depth. So book the kitchen fitter once you know when the screed goes in, rather than squeezing our pour around their date.
Then there is getting the kit to your door. Pumping means our lorry, mixer and pump parked where the hose can run from them into your Henley house. If you have a drive, there is nothing to sort out. Where a house fronts the street with no off-road space, the lorry may have to stand on the road for part of the day. Mention any yellow lines, loading rules or a shared passage when you first get in touch, and we can plan the day around them. A hand-laid screed needs far less kerb space, which can settle the choice on a tight street.
Older houses often need more than a screed. Lifting a failed floor, breaking out old concrete and getting the base ready is covered by our floor preparation service, and it is worth pricing alongside the screed so one team is responsible for the whole build-up.
