Where grinding helps on Henley-on-Thames floors
A diamond grinder works like a very coarse sander. Rotating heads set with diamond segments cut the top of a slab or screed away in thin passes, and an extraction unit connected to the machine pulls the dust away as it is made. In Henley-on-Thames homes, four kinds of floor benefit from it.
Lifted floor coverings come first. Pull up an old carpet or sheet vinyl and you often find a crust of adhesive that no primer will hold to reliably. Grinding cuts it back to clean concrete in a way that scraping by hand rarely manages.
Garages are the second. A garage floor that has had years of oil, floor paint or a thin sealer will not take a screed or compound until that layer is off. If the garage is becoming a room, our garage conversion screed guide covers the build-up that follows.
Extensions are the third. Where a new slab meets the old one, the two are seldom exactly in line, and a lip at the doorway can be ground down so the levelling coat over both starts from an even surface.
The fourth is a weak top skin and trowel marks on a newer slab or screed. Grinding removes the laitance and the ridges left by the finishing tools, leaving a surface ready for floor levelling in Henley-on-Thames or for the flooring fitter. That applies whether the house is in Harpsden Heights, Newtown or the streets around the centre.
Dust, depth and limits in Henley-on-Thames homes
Concrete, screed and tile all contain silica. Grinding them makes respirable crystalline silica dust, fine enough to reach deep into the lungs, so we never grind without extraction. The grinder is connected to an extraction unit, doorways to the rest of the house are sealed, and the room is cleaned down before we leave.
Grinding has limits worth knowing before you book it. It takes off local high spots; it cannot correct a floor that slopes from one wall to the other or dips across the middle of a room. For that we grind the bumps first and then level with compound or lay a new screed. There is also a depth limit, because taking too much off a screed can leave it thinner than its minimum.
In Henley's oldest houses there is a further check. Solid floors in the old cottages and terraces near Market Place and Friday Street usually have no damp proof membrane, and a freshly ground surface does nothing about damp from below, so those floors may need rebuilding instead. For large areas or thick coatings, shot blasting can be quicker, and floor preparation covers that alternative. If a thin smoothing layer is going over an awkward base afterwards, see latex screed for Henley homes.
