Grinding between tenants on Bracknell's industrial estates
When a tenant moves out of a warehouse or office in the Southern Industrial Area, the floor they leave often does not suit the next occupier. Carpet tiles come up and leave a film of tackifier. Vinyl leaves hard adhesive. A workshop may have floor paint or a thin coating that has started to peel. None of these gives a new levelling compound or adhesive anything reliable to hold on to.
Diamond grinding takes that layer away. Rotating heads set with diamond segments cut the surface back a fraction at a time, removing residue, trowel marks and any weak laitance on top of the slab, and leaving open, clean concrete. The same passes bring down ridges and the lips where one bay of a slab stands proud of the next, which would otherwise show through thin flooring.
Between tenancies, a handover date usually sets the programme, so the order of work is fixed early: grind, vacuum, prime, then level or lay. Once the base is clean, levelling compound for Bracknell units can take it to the flatness the new floor asks for. A shop fit-out in The Lexicon follows the same order on a smaller floor.
We are a contractor, not a tool hire counter. Our grinders and tooling are not for sale or hire, and resin and polished concrete are outside our work. If a resin system is going down later, we prepare the slab and the resin installer takes over from there. Larger or heavily coated areas may suit shot blasting instead, which sits under floor preparation.
Extensions, garages and lifted carpets in Bracknell houses
Grinding is not only for business units. In a house it tends to come up in three places.
The first is the join where an extension slab meets the original floor. Even when both sit at the right height, the new concrete can carry ridges, a lip along the old wall line or a rough float finish. Grinding takes those down so one floor finish can run across both rooms.
The second is the garage. Before a garage becomes a room, oil stains, old floor paint and a dusty surface need removing so a membrane, a screed or a primer can bond. Our garage conversion floor guide shows what goes on top.
The third is an old ground floor just stripped of carpet or vinyl, with black adhesive stuck hard to the slab. Semi-detached houses are 19% of Bracknell's homes, and a kitchen refit in any of them can uncover exactly that.
Know the limits. Grinding takes off local high spots, but a floor that falls or sinks across a whole room is beyond it; there, the peaks are ground and the rest is built up with compound or new screed. Cutting too deep into a screed could also take it below the depth it needs, so we measure before starting.
Dust is the other point. Silica is present in concrete, screed and tiles, and the fine dust from grinding them is harmful to breathe. Extraction is connected to every grinder we run, and we seal off the rooms around the work and leave the floor vacuumed.
