Levelling units at Arlington Square and the industrial estates
Bracknell's commercial floors are refurbished between tenants. The Western Industrial Estate, the Southern Industrial Area, home to the Waitrose head office, and the 22 acre Arlington Square business park hold offices, warehouses and workshops, and each change of occupier tends to mean new floor finishes. The Lexicon, with 600,000 square feet of retail and leisure space, adds shop fit-outs to that list.
The finish sets the standard. Carpet tiles tolerate some unevenness, but LVT, sheet vinyl and large format tiles show every dip. Flatness is graded with a 2m straightedge. Under it, SR1 permits a 3mm gap, SR2 a 5mm gap and SR3 a 10mm gap. SR1 is the class many thin sheet finishes demand, and an office or retail floor can fall short of it once old coverings and adhesive come up.
The process is short. We clean and prepare the base, apply a primer suited to it, whether concrete, sand and cement or calcium sulphate, and pour a compound that is usually laid from about 2mm up to around 10mm. Fast drying products keep a refit moving, so flooring can often follow within a short time and the tenant can move in on schedule.
If old adhesive or a crumbling top layer needs removing first, grinding the concrete back gets the surface ready. Damaged areas of screed are dealt with under screed repairs before the compound goes down.
Old floors and new extensions in Bracknell homes
The house version of the problem is usually a join. An extension to a terrace or a detached house gets a new floor, and the original floor in the house next to it sits a few millimetres higher or lower. Once the wall between them is gone, a continuous LVT or tiled floor needs both areas brought to one level.
Older floors add their own unevenness. Homes of 50 years or more, including those in Priestwood, Great Hollands and Wildridings, often have floors that have moved or been patched over the decades. Often a thin coat of compound is enough to sort them.
There is a limit. Compound handles small corrections only; poured thick to save a floor that should have been screeded, it may crack and debond. If yours is loose, hollow or too far out for compound, you will hear that from us along with a price for relaying in sand and cement. On a sound base needing a few millimetres at most, a thin latex screed can be enough.
