Floor Levelling and Self Levelling Screed in Woodley

When a Woodley floor is too uneven for LVT, vinyl, large tiles or engineered wood, K & B smooths it with self levelling compound. The typical job on homes here is the join: when a single-storey extension is added to a post-war semi, the new slab and the old floor rarely finish at the same height, and a levelling compound or a thin bonded screed is often what brings them flush.

Flush floors where Woodley extensions meet the old house

An extension slab is poured to the builder's level, and the original floor is where it has been for decades. The difference may be a few millimetres or a centimetre or more, and the old floor may also dip or hump across the room. New coverings give all of this away. Small ridges show through LVT and sheet vinyl, big tiles rock on the high points, and engineered boards flex over the low ones.

Our check uses a 2m straightedge. If no gap under the edge tops 3mm, the floor is SR1; up to 5mm is SR2, and up to 10mm is SR3. Sheet vinyl and other thin finishes often need SR1, so a semi's kitchen floor that never troubled the carpet fitter may still want compound before the vinyl arrives.

Compound is made for thin work, generally a couple of millimetres up to about 10mm, with deeper-pour products for the exceptions. It works on a floor that is solid underneath and just uneven. We clean it first and then prime it, and the primer depends on what we find: an old tiled kitchen floor takes a different one from bare concrete, cement screed or calcium sulphate.

Where the difference is greater, compound is the wrong answer. Pouring compound thick to save a floor that really wants a screed risks cracking and the layer lifting away from the base. In that case we will say so, and a thin bonded sand and cement screed or a partial replacement is the better route. For thin smoothing layers, see our latex screed service.

Levelling for refits on Headley Road East

Headley Road East is Woodley's main business area. Headley Park 9 and Headley Park 10 are industrial estates with warehouse units, and the Hurricane Urban Hub offers warehouse and office space. When a unit changes hands, the new tenant often wants new flooring in the office area or a smoother surface in the warehouse, and the existing floor may be marked, patched or uneven after years of use.

Office refits usually need a flat base for carpet tiles or LVT, laid in a short programme so the unit can open. Quick drying compounds keep that timetable on track. Warehouse floors carry more load, so the compound has to match the traffic, and badly damaged areas may need screed repairs first.

We look at the existing floor before pricing, because a compound can only be as good as the base under it. Loose screed, cracks and contamination are dealt with first. We do not sand wooden floors, and compound will not stand in for a screed that has failed. For the same service closer to our base, see floor levelling in Maidenhead.

FAQs

Floor Levelling in Woodley: your questions

Does my Woodley floor need levelling before LVT?

Very likely, if it has not been done recently. LVT is thin and flexible, so any ridge, crack or dip shows through within weeks. LVT manufacturers generally want something near SR1, meaning 3mm or less under a 2m straightedge. We will check yours first and say whether it needs compound.

How thick can self levelling compound go?

Between roughly 2mm and 10mm for most products; a handful are made for thicker pours. Going thicker than the product allows risks cracking and the compound coming away from the base. If your floor needs more than that, a bonded screed or partial replacement is usually the right fix.

Can you level an office floor at Headley Park without closing for a week?

Often, yes. Fast drying levelling compounds keep the programme short, although the time before flooring depends on the product and the depth. We plan the work in sections if part of the unit must stay in use, and agree the timing with you before we start.
