Office and workshop refits at Calleva Park, Aldermaston
Calleva Park, on the edge of Tadley at Aldermaston, is a wooded business park established in 1989, with around 225,000 sq ft across 25 buildings of offices, workshops and warehouse units. When a building there is refitted or taken on by a new tenant, the floor under the new finish has to be flat, clean and sound, and older floors often need some work to meet that standard.
The measure is BS 8204, taken under a 2m straightedge. Hold the straightedge down and the largest gap gives the class: 3mm for SR1, 5mm for SR2, 10mm for SR3. SR1 is the class many thin sheet finishes demand, including the sheet vinyl often laid in offices and trade areas.
Preparation comes first. Old adhesive, coatings and damage need removing, and our floor preparation service covers grinding and shot blasting where a surface needs it. Damaged screed around old fixings or door thresholds may need screed repairs before any compound goes down. Then we prime, choosing the primer for the base underneath: concrete takes one type, sand and cement screed another, calcium sulphate another again.
Compound normally goes down about 2mm to around 10mm thick, and fast drying products help keep a fit-out on time. Shop units on Mulfords Hill and Bishopswood Road can be levelled the same way when they are refitted. Resin coatings, polished concrete and structural power floated slabs we leave to other firms.
Levelling Tadley homes before LVT and tiles
In houses from the 1950s to the 1980s, a floor that looked fine under carpet can be far from flat once the carpet comes up. Rear extensions add another problem: the new floor meets the old one at a joint, and a thin LVT or vinyl will show any ridge along it.
Where what lies beneath is sound, self levelling compound sorts that out. It flows out and finds its own level, bringing a room within tolerance in a day. It must be primed for the base type first, because a primer suited to a sand and cement floor is not always right for a calcium sulphate one.
There is an honest limit. Where the original screed in a 1950s to 1980s house has cracked, sounds hollow or dips badly, laying compound thickly over it will probably crack and let go. A new screed is the answer then, and our Tadley sand and cement page covers breaking out and relaying. Where a sound base only needs a few mm, a latex screed is another route. We level floors for new coverings; we do not sand wooden floors. Basingstoke, about 6.7 miles away, has the same levelling work too.
