Self Levelling Screed and Floor Levelling in Wokingham

Across Wokingham we use self levelling compound to flatten uneven floors, so engineered wood, vinyl, LVT or large tiles have a true base. The local picture has two ends. Older properties near the town centre tend to need levelling before new coverings go down, while on newer estates such as Montague Park, owners changing floor finishes a few years after moving in often find the existing surface needs work first. Units on Molly Millars Lane need the same between tenants.

Levelling older floors near Wokingham town centre

An older floor can look fine under carpet and still be far from flat. Take the carpet up to lay LVT or large tiles and the dips, humps and patches show. To check flatness, put a 2m straightedge on the floor and measure the largest gap: SR1 allows up to 3mm, SR2 up to 5mm, and plenty of thin sheet floorings need SR1.

That is the job compound does on a floor that is already down. It is normally laid 2mm to 10mm deep, though some products allow more. We clean the surface, clear anything loose and apply a primer matched to what lies beneath, be it concrete, calcium sulphate, sand and cement or a sound older floor. Then we pour the compound, help it across the floor and let it settle level.

Semi-detached homes make up 22% of Wokingham's housing, and a semi with a later extension often has a small step or slope where the two floors meet. A feathered strip of compound across the threshold makes one flat surface.

Compound has limits. Where a floor is cracked, hollow or further out than the product can handle, pouring it thick invites cracking and debonding. In that case we will tell you it needs repairing or rescreeding. For damaged areas in an otherwise sound floor, see screed repairs, and if the old floor has to come out, see sand and cement screed in Wokingham.

Refit floors at Molly Millars Lane and Fishponds Close

Molly Millars Lane is Wokingham's main industrial district, with estates including Wokingham Commercial Centre and Millars Business Park on Fishponds Close, completed in 2023. New units there need floors finished to specification, and older ones often need repair or grinding between tenants.

A typical refit puts carpet tiles or vinyl into offices and LVT into a showroom or trade counter. Old adhesive, patched areas and small level changes have to be dealt with before compound can go down. The surface is cleaned or mechanically prepared, primed and then levelled. Fast drying compounds let the flooring contractor follow quickly, depending on the product sheet, which helps when a tenant has a fixed move-in date.

For very thin smoothing work over a sound base, a latex screed is sometimes the right product, typically a few millimetres deep.

Sanding timber floors, resin and polished concrete are all outside what we do. Our work is preparing a flat, sound base so the chosen finish can go down properly. Yateley, about 4.9 miles away, has its own page on floor levelling in Yateley.

FAQs

Floor Levelling in Wokingham: your questions

How much unevenness can levelling compound correct?

Compound usually works within 2mm to 10mm, and a handful of products can go deeper. That covers most dips, trowel marks and small steps. Anything further out, cracked or hollow should be repaired or rescreeded first, since compound poured thick over it is likely to crack and come loose.

Does a Montague Park house need levelling before new LVT?

Not always, but it is worth checking. When the original flooring is lifted, the screed underneath may have marks, adhesive or small dips that LVT will show. Our first step is to lay a 2m straightedge across it. If it falls short of what the LVT maker asks for, often SR1, a thin coat of compound brings it into line.

Is floor levelling the same as floor sanding?

No. Floor sanding refinishes timber boards. Floor levelling means preparing a solid base such as screed or concrete with self levelling compound so that a new floor covering lies flat. We level solid floors only. If you have timber floorboards and want tiles or LVT over them, your flooring fitter will advise on overlay boards.
