Office floors at Frimley Business Park and Lyon Way
Frimley Business Park, beside the A331, holds offices for the Environment Agency, AMD, Genesys and Novartis, and BAE Systems has a building off Lyon Way. When offices like these are refitted, the existing slab is exposed and must be made ready for the new finish, whether that is a raised access floor, carpet tiles or sheet vinyl in kitchens and washrooms.
The work starts with preparation. Old carpet tile adhesive, tape and residues are removed, and high spots ground back; our concrete floor grinding service covers that stage. Cracks and damaged areas are repaired so the compound goes onto a sound base. Raised floors, carpet tiles and vinyl each set their own flatness needs, and we agree which areas need which treatment before the work is priced, so the office is not paying for compound it does not need.
Next a 2m straightedge goes across the slab, and the gaps beneath it are measured against BS 8204, which permits 3mm for SR1, 5mm for SR2 and 10mm for SR3. Thin sheet coverings such as washroom vinyl often need SR1; the flooring maker's data sheet says which class yours needs.
A primer matched to the slab goes on, and then the compound, normally between about 2mm and 10mm deep. Fast drying products keep a refit on programme, which matters when trades are queued behind the floor.
Larger commercial areas that need a new screed rather than a skim are covered by our commercial screeding service.
Levelling floors in Frimley homes before new flooring
At home, levelling usually follows a surprise. Old tiles are lifted in a kitchen or hallway and the screed underneath turns out to be cracked or hollow in places. Those areas are cut out and repaired first; compound alone will not hold on a loose base.
The other common job is the join. When a Frimley extension is screeded to meet an older slab, a thin compound across both surfaces removes the last few millimetres of difference, so LVT or large tiles run through without a ridge.
Compound only goes so far. Used much beyond its normal depth to rescue a floor that really wants replacing, it can crack and come loose. Where a floor is too far out, we tell you so, explain the reason, and quote for a fresh hand-laid screed instead.
Priming is chosen for the base. Old sand and cement, dense concrete, calcium sulphate with its laitance removed and old ceramic tiles each need a different primer, and using the wrong one is a common reason compound lets go.
