Self Levelling Screed and Floor Levelling in Farnborough

We use self levelling compound over a primer suited to the base to get Farnborough floors flat enough for engineered wood, large tiles, vinyl and LVT. Typical depth is 2mm up to about 10mm. The local reason this matters: homes from the 1970s onwards more often need levelling or repairs to cracked screed before new flooring, and 28% of Farnborough's homes were built between 1973 and 1999.

Levelling 1970s and later floors across Farnborough

A floor can be sound and still be the wrong shape. Screeds in houses from the 1970s, 1980s and 1990s often have slight humps, low corners or patched trenches where pipes or cables were run, and they may have cracked in places. Under carpet none of that shows. Lay LVT, large format tiles or sheet vinyl over it and every flaw shows.

Flatness is checked under BS 8204 by laying a 2m straightedge across the floor: SR1 allows a gap of no more than 3mm beneath it, SR2 5mm and SR3 10mm. For many sheet vinyls and other thin finishes, SR1 is the minimum the maker accepts. If the existing floor sits outside the class your flooring needs, a thin layer of compound brings it back.

Before any compound goes down, cracks are assessed. Fine, stable cracks can be filled and primed over. Loose, hollow or crumbling areas need screed repair first, because compound laid over a moving base will fail with it.

Primer follows the base. Each base needs its own primer, whether it is concrete, old adhesive residue, calcium sulphate or sand and cement screed, and on calcium sulphate the laitance has to be sanded off before anything else. A general primer on the wrong base is a common reason levelling compound comes away.

Extensions add one more job. Where a new floor meets an original one, the two rarely sit in exactly the same plane. Skimming one continuous coat over the join lets the new flooring carry straight through with no step. If the extension floor has not been laid yet, see liquid screed for extensions in Farnborough.

Office refits at Cody Technology Park and Southwood Business Park

Commercial floors bring larger areas and tighter programmes. Cody Technology Park, beside Farnborough Airport, has about 1.3 million sq ft of offices, laboratories and research space, and Southwood Business Park is another of the borough's employment sites. When office space is refurbished, the old carpet tiles or vinyl come up, the adhesive residue is removed, and the floor often needs levelling before the new finish goes down.

On a fit-out, fast drying compounds keep the programme moving so flooring contractors can follow on quickly. We prime for the base, lay the compound to the depth the survey shows, and leave a surface ready for the specified finish. Where old coatings or adhesive need to be taken back to a clean slab, our floor preparation service comes first.

It is better to hear the limits early. Compound is a thin layer, usually no more than about 10mm. When a floor is breaking up or out by several centimetres, pouring compound deep to rescue it invites cracking and debonding; it needs a new screed. In that case we price a new floor instead and say so plainly, before anyone books the flooring team.

FAQs

Floor Levelling in Farnborough: your questions

Can levelling compound go over a cracked screed in a Farnborough house?

Only if the cracks are stable and the screed is sound. Hairline cracks can be treated and primed over. If sections are loose, sound hollow when tapped, or move, they need repairing or replacing first, because compound will crack along the same lines. We check it before we price and tell you which of those it is.

How long after levelling can LVT go down?

It depends on the compound and its depth, and the base screed must also be dry. Fast drying products are chosen where the programme is tight, and we give you the product's drying time at handover so the flooring fitter can plan the date. Laying too soon risks adhesive failure and marks showing through.

Is floor levelling the same as floor sanding?

No. Floor levelling uses a self levelling compound to make a screed or concrete base smooth and flat before a new covering. Floor sanding refinishes timber floorboards and is a different trade, which we do not offer. If you have a timber floor, ask your flooring fitter about the right preparation for boards.
