Old floors and extension joins across Godalming
A typical levelling job begins on a floor that is solid underfoot but out of true. Godalming grew in stages, from post-war Aaron's Hill to 1950s Binscombe and 1980s Bargate Wood, so its floors span several decades. A floor of any age may have dips, old patches or a ridge where a wall was removed. Modern finishes show every one of them. LVT and sheet vinyl telegraph small bumps, and large format tiles rock on a hollow.
The finish decides how flat is flat enough. Under BS 8204, surface regularity is graded by the biggest gap beneath a 2m straightedge, with SR1 allowing 3mm, SR2 5mm and SR3 10mm. Many thin sheet finishes will only go down on SR1, and on an existing floor the usual route there is a self levelling compound.
Joins are the other common task. An extension floor and the original house seldom end up at exactly the same height. Feathering compound across the step lets one run of flooring carry on through both rooms.
Preparation decides how well the compound holds. We clean the base, lift anything loose and pick a primer to match it, whether that is sand and cement, concrete, calcium sulphate or a sound existing floor. Where old adhesive or paint has to come off first, our concrete floor grinding service prepares the surface. For very thin work, latex screed compounds of a few millimetres may suit.
Godalming shops and conversions: compound or new screed?
Farncombe, to the north of the town, keeps its own shops, and a shop or office refit often needs a flat floor ready for new flooring within a short programme. Fast drying compounds keep that work moving, so the fitter can follow on quickly.
Converted buildings bring their own floors. About 5% of Godalming homes are converted flats, and a conversion can leave a floor with changes of level where rooms were once separate. Compound handles shallow differences well, and it can often go over a sound existing floor without lifting it, which keeps disruption down in a lived-in flat. The primer is chosen for whatever the base turns out to be once the old covering comes up.
It has limits. Most compounds go down between about 2mm and 10mm, though a few products allow more. If a floor should really have been rescreeded, piling on compound to save it tends to end in cracks and a lost bond. If a floor is hollow, broken up or several centimetres out, the honest answer is a new screed, often hand-laid sand and cement, and we will tell you that when we price the job.
